WESTHAMPTON -- Ten property deeds were recorded in Westhampton between Aug. 28 and Sept. 26, with sale prices ranging from $60,000 to $390,000 among the six transactions that show a price so far. The other four transfers, including one to the town of Westhampton itself, have not yet shown a price in county records.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 10 property transfers in Westhampton during the four-week period ending Sept. 26. Six of those transfers list a sale price, ranging from $60,000 for a property on Main Road to $390,000 for a property on Stage Road. The median price among the six recorded sales was $225,000. The remaining four transfers, at 12 Chesterfield Road, 3 Mine Road, 302 Main Road and 91 Easthampton Road, do not yet show a price in the registry's data; sale prices typically post within about a week of a deed's recording date. Ten recorded deeds over four weeks is a modest volume for a small town, and with four of ten transfers still lacking price data, the current dataset offers only a partial picture of market activity for the period.

TOP SALES The period's highest recorded sale was 12 Stage Rd, which sold for $390,000 on Aug. 28. Sellers Cynthia Lawton Singer and Alan Singer transferred the property to buyers William Paule Breen and Marlucia Breen, both listed as trustees.

The second-highest sale was 145 Reservoir Rd, which sold for $370,000 on Sept. 15. Sellers Daniel R. Crouss and Kathryn S. Crouss transferred the property; the deed lists NFM Lending LLC and Mortgage Electronic Registration Systems Inc. as buyer.

At 333 Southampton Rd, the property sold for $250,000 on Sept. 15. Sellers Ryan M. Murphy and Leah Murphy transferred the property to TruNorth Bank.

At 17 Hathaway Rd, the property sold for $200,000 on Aug. 28. Sellers Molly M. Butler and Christopher J. Butler transferred the property to Greenfield Cooperative Bank.

At 186 Main Rd, the property sold for $140,000 on Sept. 3. Sellers Todd M. Vayda and Karen M. Ziomek Vayda transferred the property to buyers Brian Ross and Janine Ross.

NEIGHBORHOOD BREAKDOWN Main Road accounted for three of the 10 recorded transfers, more than any other street in the dataset: 215 Main Rd sold for $60,000, 186 Main Rd sold for $140,000, and 302 Main Rd has not yet shown a recorded price. No other street had more than one recorded transfer in this period.

By price tier among the six sales with recorded figures: two sold under $150,000 (both on Main Road, at $60,000 and $140,000); two sold between $150,000 and $300,000 (Hathaway Road at $200,000 and Southampton Road at $250,000); and two sold above $300,000 (Reservoir Road at $370,000 and Stage Road at $390,000).

MARKET NOTES Deed records for this period do not include bedroom, bathroom or square-footage figures, so no price-per-square-foot comparison is possible.

Four of the 10 transfers list a bank or lending institution, rather than an individual, as the buyer: NFM Lending LLC/Mortgage Electronic Registration Systems Inc. at 145 Reservoir Rd, TruNorth Bank at 333 Southampton Rd, Freedom Credit Union at 215 Main Rd, and Greenfield Cooperative Bank at 17 Hathaway Rd. One transfer, at 12 Chesterfield Rd, was to the town of Westhampton, from sellers listed as trustees. Two other transfers, at 3 Mine Rd and 91 Easthampton Rd, list "Declaration of Homestead" as the recorded buyer designation; sale prices for both are not yet available.

Four of the 10 transfers, or 40%, do not yet show a recorded sale price. That gap is consistent with normal registry timing, in which consideration amounts typically post within about a week of a deed's recording date, rather than any indication that a price was withheld.
