Only One October Sale Price Confirmed As Williamsburg Awaits Registry Data

The Hampshire County Registry of Deeds recorded 10 documents for Williamsburg properties in October, but only six represented actual transfers of real estate between parties; the other four were estate tax affidavits or homestead declarations, not sales.

WILLIAMSBURG -- The Hampshire County Registry of Deeds recorded 10 documents tied to Williamsburg properties in October, but only one included a sale price that has reached the registry so far, leaving most of the month's housing activity unmeasured for now.

MARKET OVERVIEW Of the 10 recordings, six represented transfers of real property between parties. The other four were not sales: two were affidavits regarding estate tax filed in connection with the estates of Michael Meredith Ban at 18 Fort Hill Road and Kelvin Tripp at 205 Sugar Hill Road, and two were declarations of homestead filed by existing owners David B. Adair at 47 Briar Hill Road and Rachel Eleanor Goodenow at 2 North Street.

Among the six property transfers, one listed a nominal consideration rather than a market price: 21 Hatfield Road, where Jerome Haines transferred the property to himself and Erin Moore. That transfer is not counted in any price figures below.

That leaves five transfers that could carry a market sale price. Of those, only one has reported a price to the registry so far: $555,000 for 39 Briar Hill Road. The remaining four, at 18 Williams Street, 96 West Street, 11 Valley View Road and 7 Depot Road, show "price not yet available," meaning the figure has not yet reached the registry's data, not that any party withheld it.

With only one confirmed price, the data cannot support a meaningful price range or median for the month. Six total property transfers is a modest count for October; whether the month was active or quiet can't be fully judged until pricing data for the other transfers is recorded.

TOP SALES 39 Briar Hill Road sold for $555,000 on Oct. 22. Judith E. Lapalm was the seller; USA Housing was the buyer. Bed, bath and square-footage figures were not available in the deed record.

No other October transfer has a recorded price yet. Four additional property transfers are pending price data: 18 Williams Street (seller: Mortgage Electronic Registration Systems Inc.; buyer: Courteny R. Morehouse), 96 West Street (seller: Citizens Bank NA; buyer: Christopher A. Williams), 11 Valley View Road (seller: Frances Tilley, individually and as trustee; buyer: Service Finance Co.) and 7 Depot Road (sellers: John Michael Burrell and Barbara J. Burrell; buyers: Amie Christine Burrell and Raven Burrell).

NEIGHBORHOOD BREAKDOWN Briar Hill Road saw two recordings in October: the $555,000 sale at 39 Briar Hill Road and a homestead declaration at 47 Briar Hill Road, which was not a sale. No other street had more than one recording this month; the remaining transfers and filings were spread across Williams Street, Fort Hill Road, Sugar Hill Road, Hatfield Road, West Street, Valley View Road, North Street and Depot Road.

By price tier, the lone confirmed sale, $555,000 at 39 Briar Hill Road, falls in the $500,000-to-$1 million range. No other transfer can be tiered until price data arrives.

MARKET NOTES Two of the six property transfers listed a bank or mortgage-related entity as seller: Mortgage Electronic Registration Systems Inc. at 18 Williams Street and Citizens Bank NA at 96 West Street. Neither transfer has a recorded price yet.

Two transfers involved parties sharing a surname. At 21 Hatfield Road, seller Jerome Haines transferred the property to himself and Erin Moore, recorded at nominal consideration rather than a market price. At 7 Depot Road, sellers John Michael Burrell and Barbara J. Burrell transferred the property to Amie Christine Burrell and Raven Burrell; a price has not yet been recorded.

Four of the month's 10 recordings were not property sales at all: two estate tax affidavits and two declarations of homestead filed by current owners. These are administrative filings tied to existing ownership, not transfers to new buyers, and they are excluded from the sales figures above.

No square footage, bedroom or bathroom data was available for any property in this period's deed records, and property type (single-family, condominium or multi-family) is not specified in the available data.
