Ware October Home Sales Range From $50,000 To $250,000

WARE -- Eight property transfers in Ware qualified as sales in October, but the Hampshire County Registry of Deeds had posted prices for only two of them by the time this report was compiled, leaving most of the month's market activity without pricing data.

MARKET OVERVIEW

The registry recorded 14 documents tied to Ware properties between Oct. 2 and Oct. 31. Of those, eight represented transfers that qualify as sales. The remaining six were not market sales: three were Declaration of Homestead filings, one was an Affidavit Regarding Estate Tax, and two were nominal-consideration transfers between related or named parties, recorded for a token amount rather than a market price.

Prices were available for two of the eight sales, ranging from $50,000 to $250,000. With only two prices on record, a statistically meaningful median cannot be calculated this month. Eight sales is a modest volume for a single month in Ware, and the scarcity of posted prices limits how much can be said about pricing trends until the registry's data catches up, which typically happens within about a week of recording.

TOP SALES

The highest-priced transaction was 88 Dugan Road, which sold for $250,000. The sellers were Lynn A. Liquornik and Richard Maslanka; the buyer was UMassFive College Federal Credit Union.

The second-priced transaction was 81 Coffey Hill Road, which sold for $50,000. The sellers were Kaitlyn Marie Routhier and Dylan J. Routhier; the buyer was Mortgage Electronic Registration Systems Inc.

No other October sale in Ware has a recorded price yet. The remaining six sales, at 11 Juniper Hill Road, 80 Aspen Street, 102 Church Street, 67 Ross Avenue, 6 Gould Street and 5 Dugan Road, cannot be ranked by price until the registry posts consideration amounts.

NEIGHBORHOOD BREAKDOWN

Dugan Road saw two of the month's eight sales: the $250,000 sale at 88 Dugan Road and a price-pending sale at 5 Dugan Road, where Alden Credit Union sold to Javier A. Stuart.

Ross Avenue also appeared twice in October's records, though only one entry was a sale. The Town of Ware acquired 67 Ross Avenue from Richard P. and Elaine S. Chevalier, with price not yet available. A separate recording at 69 Ross Avenue, involving the estate of Jason P. Chevalier, was an estate tax affidavit rather than a sale.

The remaining sales, at 11 Juniper Hill Road, 80 Aspen Street, 102 Church Street and 6 Gould Street, are spread across town without a shared street pattern.

MARKET NOTES

Both of October's priced sales involved a lender or financial institution as either seller or buyer: Mortgage Electronic Registration Systems Inc. acquired 81 Coffey Hill Road for $50,000, and UMassFive College Federal Credit Union acquired 88 Dugan Road for $250,000. By contrast, the sales that placed individual buyers' names on the deed, including the transactions at 11 Juniper Hill Road (Jessica and Eric Hebert), 102 Church Street (Mandi L. and John M. Robitaille), 6 Gould Street (William D. Watts) and 5 Dugan Road (Javier A. Stuart), currently show no price on record.

Two nominal-consideration transfers were also recorded in October and are excluded from the sales figures above. At 199 West St., Paula Frances Starzyk and John G. Yestramski transferred the property to Jeffrey J. and Christine M. Yestramski for a token amount, a transfer involving shared surnames on both sides. At 15 Malboeuf Road, Michael David Bingle transferred the property to Erica T. Enos for a nominal consideration; the deed data does not indicate a family relationship between those parties.

No bedroom, bathroom or square footage data was available from the deed records for any October transaction, and property type (single-family, condominium or multi-family) is not identified in the data, so no breakdown by those categories is possible this month.
