Two Gunn Road Sales Set October's Only Confirmed Southampton Prices
Southampton recorded seven actual property transfers in October, separate from five other registry filings (homestead declarations, a conservation order, a tax lien release and a nominal-consideration trust transfer) that were not sales.
SOUTHAMPTON -- Hampshire County Registry of Deeds records for October show seven actual property transfers in Southampton, but only two carried a recorded sale price by month's end, both involving parcels on Gunn Road Extension.
MARKET OVERVIEW The registry recorded 12 documents tied to Southampton properties in October, but five of those were not property sales: a nominal-consideration transfer into a family trust, a conservation commission order of conditions, two declarations of homestead, and a partial release of a recreational land tax lien. That leaves seven actual property transfers for the month. Of those, only two have a recorded sale price so far: $265,000 and $275,000, for a median of $270,000 based on those two transactions. The remaining five sales, including transfers at Strong Road, Moose Brook Road, Line Street and Pequot Road, have no price on file yet, which is typical when a deed has only recently been recorded. With just two of seven transfers priced, it is too early to characterize October as active or quiet based on dollar volume alone.
TOP SALES The two priced sales both involved Gunn Road Extension parcels recorded Oct. 2. E LLC sold 4 Gunn Rd Extension to Jay N. Michelman for $275,000, the month's highest recorded price. The same day, E LLC purchased 4 Gunn Rd from Witman Properties Inc. and the Massachusetts Attorney General's office for $265,000. No bed, bath or square-footage data was available for either property. The remaining five transfers, at 30 Strong Rd, 108 Moose Brook Rd, 84 Line St, 21 Pequot Rd and a Gunn Road Extension parcel acquired by the town, have no recorded price yet and cannot be ranked against the two above.
NEIGHBORHOOD BREAKDOWN Gunn Road saw the month's most activity: three separate transfers recorded Oct. 2 touched addresses listed as 4 Gunn Rd, 4 Gunn Rd Extension and 4 Gunn Rd Ext. Two of those carried prices ($265,000 and $275,000); the third was a transfer from Gary and Carrie Ann Malo to the town of Southampton, with no price recorded. Pequot Road had two recorded documents, but only one, at 21 Pequot Rd, was an actual sale (lender to buyer); the other, at 50 Pequot Rd, was a declaration of homestead rather than a sale. The remaining sales, at 30 Strong Rd, 108 Moose Brook Rd and 84 Line St, were scattered single transactions with no shared street pattern.
MARKET NOTES Three of the seven property transfers listed a lender or mortgage entity as the seller: Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC conveyed 108 Moose Brook Rd to Christopher W. and Kristen Mahoney; Mortgage Electronic Registration Systems Inc. (MERS) conveyed 84 Line St to Emily and Britain Scott; and Greater Springfield Credit Union conveyed 21 Pequot Rd to Roy F. and Doreen R. Lapan. None of those three carried a recorded price yet. E LLC appeared on both sides of the ledger the same day, buying one Gunn Road parcel and selling another. One transfer, a Gunn Road Extension parcel from the Malo family, went to the town of Southampton rather than a private buyer. No bed, bath or square-footage figures were available in any of the 12 records, so no price-per-square-foot comparisons can be made this month. Property type (single-family, condominium or multi-family) was also not specified in any entry.
