WESTHAMPTON -- Westhampton recorded five property transfers in October 2026, but none of the sale prices had reached the Hampshire County Registry of Deeds by month's end, leaving this month's market value trends undetermined.

MARKET OVERVIEW Nine deed entries were recorded in Westhampton between Oct. 2 and Oct. 31, 2026, but only five represent property sales between a seller and a buyer in the conventional sense. The remaining four entries were non-sale filings: a declaration of homestead, a nominal-consideration transfer within the Ostrowski family, and two recreational-land tax-lien filings. Sale prices for all five property sales were not yet available in registry data, so a price range and median could not be calculated for this period. Based on raw transaction count alone, five sales is a modest showing for a one-month span, though the data does not support comparison to prior months or to statewide trends.

NEIGHBORHOOD BREAKDOWN Southampton Road accounted for two of the five sales this month, at 215 Southampton Road and 43 Southampton Road. The remaining three sales were spread across Reservoir Road, Cemetary Road and Pine Island Lake, one each. MARKET NOTES All five October property sales listed a bank as the seller. Florence Bank was the seller in three transactions, at 215 Southampton Road, 7 Cemetary Road and 202 Reservoir Road, while TruNorth Bank and Greenfield Savings Bank each sold one property, at 43 Southampton Road and 2 Pine Island Lake respectively. Buyer types varied: four sales went to individual buyers, while 2 Pine Island Lake was purchased by I Belong Here LLC, a limited liability company. Beds, baths and square footage are not available from deed records, so no price-per-square-foot comparisons can be made this month.

Separately, a Northwest Road property changed hands for nominal consideration between Jerome J. and Patricia A. Ostrowski and Jerome and Patricia Ostrowski as trustees, a transfer that, based on the shared names and "TR" designation, moved the property into a family trust rather than constituting a market sale. Two other October filings, a recreational-land tax lien and a related lien release, and a declaration of homestead recorded on Laurel Hill Road, were not property sales and are not included in the sales count above.
