Hatfield's Three Priced Sales Span $100,000 To $470,000 This Period

HATFIELD -- Fifteen property records were recorded at the Hampshire County Registry of Deeds for Hatfield addresses between Aug. 28 and Sept. 26, but only three carried a sale price by the time this report was compiled, ranging from $100,000 to $470,000.

MARKET OVERVIEW Of the 15 records, 11 were transfers between a named seller and a named buyer. The other four were related filings rather than property sales: a condominium master deed and a partial certificate of compliance tied to the Benson Mini Storage property on Elm Street, a zoning decision on a special permit, and a declaration of homestead. Sale prices had posted for three of the 15 transactions as of this report: $100,000, $380,000 and $470,000, for a median of $380,000 among those three. The remaining 12 transfers had no price yet in the registry's data, which typically appears within about a week of recording. With prices attached to only three of 15 recorded documents, there isn't enough priced data this period to characterize the market as active or quiet; the raw count of 15 filings reflects routine registry activity for a five-week span.

The seller was Page Diane M, trustee of the Page Family Trust; the buyers were George and Heather Houck. 18 Elm St, Anna Hunt Breed Unit 16, sold for $380,000 on Sept. 3. The seller was Tanyas Manor LLC; the buyer was Florence Bank. 70 Straits Rd sold for $100,000 on Sept. 10. The seller was Julie A. Poudrier; the buyer was Florence Bank. The remaining 12 recorded transfers had no price yet available.

NEIGHBORHOOD BREAKDOWN Elm Street saw the most recording activity of any street in the period, with five separate filings: the $470,000 condominium sale at Hatfield Village Unit 11A, the $380,000 condominium sale at Anna Hunt Breed Unit 16, a trustee's transfer at 115 Elm St to the town of Hatfield, an additional trustee filing on the Hatfield Village unit with no buyer of record, and municipal filings (a certificate of compliance and a zoning decision) connected to the Benson Mini Storage site. No other street had more than one recorded transfer. By price tier, all three sales with a recorded price fell under $500,000; no priced sale in this period exceeded $500,000.

MARKET NOTES Two of the three priced sales, at 18 Elm St and 115 Elm St, involved condominium units rather than standalone properties. Several of the 12 unpriced transfers listed a bank or credit union as the seller of record, including Mortgage Electronic Registration Systems Inc. at 4 Plantation Rd, Residential Mortgage Services Inc. at 44 Linseed Rd, UMassFive College Federal Credit Union at 12 Sunset Ave, and First Eagle Federal Credit Union at 15 Primrose Path. One transfer, at 8 Pantry Rd, moved the property from David L. and Susan M. Liebenow to Michael D. and Zachary L. Liebenow, a transfer within the same family. Buyer and sale-price detail for these records may still be filled in by the registry in the coming days.
