October Sales In Worthington Span $150,000 To $393,593 Range

WORTHINGTON -- The Hampshire County Registry of Deeds recorded seven property transfers in Worthington during October, but only three carried a sale price by the end of the month, ranging from $150,000 to $393,593.

MARKET OVERVIEW Of the 12 documents the registry recorded affecting Worthington property during October, seven represent actual property transfers. Three of those have a recorded sale price so far: $150,000, $250,500 and $393,593, for a median of $250,500. Four more transfers were recorded without a price yet available. One additional transfer, at 196 Huntington Road, was made for nominal consideration and is not counted among market sales. The remaining four recordings, a declaration of homestead, a tax lien and two corrective affidavits, are administrative filings rather than property sales and are also excluded from the sales count. With only three of seven transfers showing a price, the raw numbers point to a modest month, though the full pricing picture for October may not be clear for another week or so.

TOP SALES The month's highest-priced sale was 14 Harvey Road, which sold for $393,593 on Oct. 29. Jeffrey Spratt and Courtney Stutz sold the property to William D. Hall and Paula A. Hall. The second-highest sale was 263 Old North Road, which sold for $250,500 on Oct. 27. Laurence Hannan and Laurence S. Hannan sold the property to David Gage, trustee, and Nancy Wyman, trustee. The third sale with a recorded price was 568 Huntington Road, which sold for $150,000 on Oct. 19. The Newcomb Revocable Trust, with Mary L. Newcomb as trustee, sold the property to Florence Bank. Four other transfers were recorded during the month without a price yet available: 345 Harvey Road (Mortgage Electronic Registration Systems Inc., known as MERS, to Alison Watts and Ladd Watts, Oct. 27); a parcel transferred to the Town of Worthington from Laurence S. Hannan and Darryl L. Hollister (Oct. 27, no street address provided); 67 Radiker Road (Florence Bank to Gary A. Crum, Oct. 21); and 399 Kinne Brook Road (Florence Bank to Kenneth A. Porter III and Mary Beth O'Shea, Oct. 16).

NEIGHBORHOOD BREAKDOWN Harvey Road saw two transfers in October: 14 Harvey Road sold for $393,593, and 345 Harvey Road changed hands with a price not yet available. Old North Road also had two transfers: 263 Old North Road sold for $250,500, and a separate, unaddressed parcel on the same road passed to the Town of Worthington with no price recorded. Huntington Road had two recordings as well: the $150,000 sale of 568 Huntington Road to Florence Bank, and a nominal-consideration transfer at 196 Huntington Road between Kailey Simmons and Logan J. Demerski. The remaining transfers, at Radiker Road, Kinne Brook Road, Old Post Road, West Street and South Worthington Road, each had a single recording. Among the three sales with recorded prices, one fell under $200,000 (568 Huntington Road), one fell between $200,000 and $300,000 (263 Old North Road), and one exceeded $300,000 (14 Harvey Road).
