Westhampton disclosed sale prices hold in $50,500 to $79,600 range in July

WESTHAMPTON -- Hampshire County Registry of Deeds records for Westhampton show 12 recorded property transactions between July 3 and Aug. 1, but only three carried a disclosed sale price, limiting what conclusions can be drawn about the month's housing market.

MARKET OVERVIEW The registry recorded 12 transactions in the period. Of those, three included a disclosed sale price, ranging from $50,500 to $79,600, with a median of $75,000 among the three. The other nine entries did not disclose a price. Because two-thirds of the recorded documents are not conventional priced sales, several are trust transfers, homestead declarations, municipal land-use decisions or foreclosure-related filings, the raw count of 12 does not by itself indicate whether the local sales market was active or quiet this period.

TOP SALES 83 Northwest Rd. sold for $79,600 on July 22. The seller was listed as Britiany Browning; the buyer was UMassFive College Federal Credit Union. 113 Kings Highway sold for $75,000 on July 15. The sellers were listed as Stacy M. Gillett and Andrew P. Carriveau; the buyer was BankESB. 253 Northwest Rd. sold for $50,500 on July 7. The sellers were listed as Bryan and Lisa Sansouci; the buyers were listed as Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. All three of the period's disclosed-price transactions listed a bank or credit union as buyer or a mortgage-related entity among the parties.

NEIGHBORHOOD BREAKDOWN Northwest Road had three recorded transactions: the $79,600 sale at No. 83, a homestead declaration filed on the Benoit family's property at No. 114, and the $50,500 sale at No. 253. Kings Highway also had three recorded transactions: the $75,000 sale at No. 113, a solar array decision from the Westhampton Town Planning board involving No. 37, and an undisclosed-price transfer at No. 187 from Florence Bank to Gordon W. and Patricia A. Tibbetts. Pine Island Lake had two entries: a homestead declaration at No. 29 tied to the David A. Spound Revocable Trust, and a special permit decision from the Westhampton Zoning Board of Appeals involving No. 28. Single entries were recorded on Easthampton Road, Lyman Road, Stage Road, and one listing with no street address tied to a Benoit family trust transfer.
