Ware September sales span wide price range from $30,000 to $606,000

WARE -- Twelve property transfers were recorded in Ware between Sept. 11 and Oct. 10, according to deeds filed with the Hampshire County Registry of Deeds, but a sale price has been recorded for only three of those transactions so far.

MARKET OVERVIEW Of the 12 entries recorded during the period, three carried a sale price: $30,000, $363,600 and $606,000. The median of those three sales was $363,600. The remaining nine had no price listed; that is typical for recently filed deed data, which usually shows a sale price within about a week of recording, and it is not an indication that a price was withheld. Twelve recorded transactions over a four-week span is a modest but steady pace of activity for the town based on the raw count alone.

TOP SALES The highest-priced recorded sale was 0 Osborne Rd, which sold for $606,000 on Sept. 11. The seller was listed as Dominic Kirchner II, trustee of the Cioccolate Realty Trust; the buyers were Sheila Hinkley and Gregory Hinkley. The second-highest recorded sale was 6 Winslow Rd, which sold for $363,600 on Sept. 11. The sellers were Gregory Hinkley and Sheila Hinkley; the buyer was JPMorgan Chase Bank NA. The third recorded sale was 14 Dugan Rd, which sold for $30,000 on Sept. 16. The seller was listed as Fayla Anderson, also recorded as Fayla P. Anderson; the buyer was Pioneer Valley Federal Credit Union. Prices for the other nine transactions recorded during the period were not yet available.

NEIGHBORHOOD BREAKDOWN Pleasant Terrace had two recorded entries during the period: 1 Pleasant Ter, transferred Sept. 16 from Mortgage Electronic Registration Systems Inc. to Cody Buteau and Leeann Berkeley, and 3 Pleasant Ter, recorded Sept. 11 as an affidavit regarding estate tax tied to the estate of Edward B. Gervais, with Parmelie G. McManamy listed as personal representative. Prices for both were not yet available. Among the three sales with recorded prices, two fell under $500,000: 14 Dugan Rd at $30,000 and 6 Winslow Rd at $363,600. One, 0 Osborne Rd, fell in the $500,000-to-$1-million range at $606,000. Financial institutions appear frequently on both sides of the period's transactions. Citizens Bank NA, Santander Bank NA, Country Bank for Savings, Mortgage Electronic Registration Systems Inc. and Monson Savings Bank are each listed as sellers, while JPMorgan Chase Bank NA and Pioneer Valley Federal Credit Union are each listed as buyers. The Town of Ware is listed as the buyer in the transfer of 102 Church St from John M. Robitaille and Mandi L. Robitaille. Gregory Hinkley and Sheila Hinkley appear as buyers in the 0 Osborne Rd transfer and as sellers in the 6 Winslow Rd transfer, both recorded Sept. 11.
