Four Of 11 Recorded Amherst Deeds List Sale Prices This Period
Amherst recorded 11 property deeds from Sept. 18 to Oct. 17, but only four carried a listed sale price, ranging from $50,000 to $585,000, with a median of $376,500. The period's most notable transaction was a $585,000 single-family sale at 261 Belchertown Road to Kwan and Hea Lee.
AMHERST -- Of the 11 property deeds recorded in Amherst from Sept. 18 through Oct. 17, only four carried a listed sale price, and the top sale, a $585,000 single-family purchase on Belchertown Road, accounted for the period's largest reported transaction.
MARKET OVERVIEW Eleven deeds were recorded in Amherst during the period, but just four included a sale price in the registry data, ranging from $50,000 to $585,000. The median among those four priced transactions was $376,500. The remaining seven lacked a listed price, which is typical when consideration amounts have not yet posted to the registry, a process that usually takes about a week. Several of the 11 recorded documents were not traditional home sales: they included a family trust transfer, a life estate filing, a homestead declaration, a lease amendment and a municipal transfer tied to an affordable housing development, all of which limit how many of the 11 reflect conventional buyer-to-seller transactions.
TOP SALES The largest reported sale was 261 Belchertown Road, which sold for $585,000 on Sept. 18. The seller was listed as David James F., trustee, and the buyers were Kwan Lee and Hea Lee. 66 Pine Grove, within the Ice Pond Woods development, sold for $285,000 on Sept. 18; the sellers were listed as Pine Grove Ice Pond Woods and Arunas Rudvalis, and the buyer was Marin Sklan. 66 Stony Hill Road sold for $50,000 on Sept. 21; the sellers were Erold K. Bailey and Carol Y. Bailey, and the buyer was UMassFive College Federal Credit Union. 20 Kingman Road, sold Sept. 21 with a price not yet available, listed Florence Bank as seller and Andrew W. Coler and Shannon S. Coler as buyers.
NEIGHBORHOOD BREAKDOWN Montague Road saw the most recorded activity, with three separate entries tied to 195 Montague Road and its Amherst Community Homes condominium units: a transfer from the Massachusetts Housing Finance Agency to Amherst Community Homes LLC and Valley Community Development Corp., a transfer of the main parcel to the town of Amherst, and a homestead declaration filed on a unit by Khaing K.W. Thein and Aung San Myint. No other street had more than one recorded transaction. By price tier, one sale fell under $100,000 (66 Stony Hill Road), one fell between $100,000 and $500,000 (66 Pine Grove), and one exceeded $500,000 (261 Belchertown Road). The remaining eight transactions lacked a listed price and are not reflected in the tier breakdown.
MARKET NOTES Bed, bath and square footage figures are not available in deed records and are omitted. Of the four entries carrying a dollar figure, one, a $468,000 transaction recorded the same day as the Belchertown Road sale, lists American Neighborhood Mortgage Acceptance Co. LLC and Mortgage Electronic Registration Systems Inc. as the recipient and the Lees as the grantor. This reflects a mortgage instrument filed in connection with the Lees' purchase, not a separate resale of the property, and is not counted among the period's home sales. A bank, Florence Bank, and a credit union, UMassFive College Federal Credit Union, each appear as a party in a transaction this period, at 20 Kingman Road and 66 Stony Hill Road, respectively. The period also included two internal family transfers without listed prices: 291 Old Farm Road, from Steven J. Sandler and Steven Sandler to Steven J. Sandler and Teresa M. Sandler as trustees, and 101 Middle Street, from Carol Kaminsky and Carol A. Kaminsky to a life estate in Carol Kaminsky's name. A lease amendment was recorded at 515 Sunderland Road involving the Chang Family Trust and is not a property sale.
