Amherst's Two Priced September Sales Span $500,000 To $691,500

AMHERST -- The Hampshire County Registry of Deeds recorded 14 documents tied to Amherst properties between Sept. 11 and Oct. 10, but only two carried a sale price by the time this report was compiled, leaving most of the period's property activity without pricing detail.

MARKET OVERVIEW Of the 14 recorded instruments, two show a sale price: $500,000 and $691,500, for a median of $595,750. The other 12 are still awaiting price data at the registry, which typically appears within about a week of recording, or are non-sale filings (see Market Notes). Because pricing is attached to only two of 14 records, the dataset does not yet support a read on overall price direction for the period. Raw filing volume of 14 is unremarkable on its own; no prior-month figure was provided for comparison.

TOP SALES 23 Summerfield Rd sold for $691,500, recorded Sept. 11. The seller was listed as Diem Pham, trustee of the Hiep Trust; the buyer was Mortgage Electronic Registration Systems Inc. (MERS). 63 Flat Hills Rd sold for $500,000, recorded Sept. 14. The sellers were Terence J. Kennedy and Adeline S. Kennedy; the buyer was Bank of America NA. No other recorded deed in the period carries a sale price yet.

NEIGHBORHOOD BREAKDOWN The two priced sales, at Summerfield Road and Flat Hills Road, both fall in the $500,000-to-$691,500 range; no sales were recorded above or below that span. The remaining 12 addresses are spread across individual streets, including Kingman Road, Tanglewood Road, Juniper Lane, Valley View Drive, Old Montague Road, Middle Street, Larkspur Drive, East Hadley Road and Trillium Way, with no street showing more than one transfer except 195 Montague Rd, the Amherst Community Homes condominium complex, which had two recorded documents affecting multiple units.

MARKET NOTES Four of the 14 recorded instruments were not property sales. Two were homestead declarations, filed on properties at 590 Middle St and 28 Trillium Way, where the listed "buyer" field reflects the filing type rather than a purchasing party. Two others were condominium governance documents at 195 Montague Rd: a first amendment to the master deed, covering 10 separate units at Amherst Community Homes, and a first amendment to the condominium trust declaration. Neither represents a change in property ownership. Among the remaining 10 transfers, several list a bank, credit union or MERS as either the seller or the buyer rather than two individual parties: MERS appears as grantor on three properties (28 Kingman Rd, 19 Tanglewood Rd, 17 Juniper Ln) and as grantee on one (23 Summerfield Rd), while PeoplesBank, UMassFive College Federal Credit Union, Elements Financial Federal Credit Union and Member Advantage Mortgage LLC each appear as sellers on individual addresses.
