Ware Home Sale Prices Range From $40,000 To $295,185 In July

WARE -- Eleven property transactions were recorded at the Hampshire County Registry of Deeds for Ware between July 10 and July 15, but only two carried a disclosed sale price, ranging from $40,000 to $295,185. The rest of the period's filings were estate tax certificates, a homestead declaration, a mortgage affidavit and undisclosed-price transfers.

MARKET OVERVIEW

Of the 11 recorded transactions, two disclosed a sale price: $295,185 and $40,000, producing a median of $167,592. Both priced transactions involved a bank as buyer, consistent with foreclosure-related transfers rather than open-market listings. Because 9 of 11 records carry no price, the raw count of 11 filings should not be read as 11 conventional home sales; several are administrative documents tied to estates, mortgages or homesteads rather than transfers to a new owner at a negotiated price.

TOP SALES

The highest-priced transaction was 7 Woodland Heights, which sold for $295,185 on July 15. The seller was listed as Rebecca Jordanides and the buyer as T Bank and Mortgage Electronic Registration Systems Inc.

The second-highest was 9 Gould Rd, which sold for $40,000 on July 13. The seller was Christine M. Yestramski and the buyer was Country Bank for Savings.

Two additional property transfers carried no disclosed price. At 43 Moriarty Rd, seller Pedro M. Esteves transferred the property on July 10 to Melissa Kratovil and Melissa L. Esteves; price not disclosed. At 53 Chestnut St, the sellers, listed as Urban Development and Networks Corp as attorney in fact, transferred the property on July 10 to Nicole Hunt; price not disclosed.

NEIGHBORHOOD BREAKDOWN

Malboeuf Road accounted for three of the 11 filings: 151 Malboeuf Rd, 250 Malboeuf Rd and 9 Malboeuf Rd, all recorded July 14 with John I. Fuller as seller and all structured as certificates releasing a Massachusetts estate tax lien rather than sales to a new buyer. No price was disclosed for any of the three.

The remaining addresses, 7 Woodland Heights, 19 Greenwich Plains Rd, an unaddressed Ware parcel, 37 Indian Hill Rd, 9 Gould Rd, 19 Old Poor Farm Rd, 53 Chestnut St and 43 Moriarty Rd, do not share a street and show no other geographic clustering. By price tier, the only two disclosed sales fall on opposite ends of the spectrum: $40,000 and $295,185, with no transactions recorded between those figures.
