Disclosed Northampton Home Sales Stay Below $400,000 Through Mid-August

NORTHAMPTON -- Nine property transfers were recorded in Northampton between July 17 and Aug. 15, but only three deeds disclosed a sale price, ranging from $225,000 to $385,000. Several of the period's filings were bank, trust or municipal transfers rather than conventional sales between individual buyers and sellers.

MARKET OVERVIEW

Hampshire County Registry of Deeds records show nine Northampton transfers recorded during the four-week period. Of those, three listed a sale price: $385,000, $300,000 and $225,000, for a median of $300,000 among disclosed sales. The remaining six transfers, two-thirds of the total, did not disclose a price. Nine recorded transfers is a moderate count for a four-week span, but with most deeds omitting price, the available data offers only a partial view of market activity and cannot be read as a full accounting of home values in the city this period.

TOP SALES

The highest-priced transfer was 155 Prospect St, which sold for $385,000 on July 20. The sellers were Eric and Stella Womer; the buyers were listed as HMA Mortgage and Mortgage Electronic Registration Systems Inc.

The next-highest disclosed sale was 533 Florence Rd, at $300,000 on July 17. The seller was Debora Sperling, individually and as trustee; the buyer was Citizens Bank NA.

The third disclosed sale was 351 Pleasant St, Millbank Place Unit 11, a condominium unit that sold for $225,000 on July 20. The seller was Michael J. Longley; the buyer was BankESB.

No other transfers in the period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN

Pleasant Street had two recorded transfers this period: the $225,000 condominium sale at 351 Pleasant St (Millbank Place Unit 11) and an undisclosed-price family trust transfer at 243 Pleasant St. No other street had more than one recorded transfer. The remaining six addresses, on Crescent Street, Florence Road, Westhampton Road, Ryan Road, Brookside Circle and Conz Street, each had a single transfer. Among the three disclosed prices, all fell in the $200,000-to-$400,000 range; there was not enough disclosed pricing to break out additional tiers.

MARKET NOTES

Several of the period's deeds were not conventional owner-to-buyer sales. Two properties, 653 Westhampton Rd and 792 Ryan Rd, recorded declarations of homestead, a legal filing that does not represent a change in ownership. A deed for 51 Conz St recorded a scrivener's affidavit, a corrective filing rather than a sale. At 243 Pleasant St, the property moved from Charlene R. Sienkiewicz to Charlene R. Sienkiewicz as trustee of the Sienkiewicz Family Trust, a within-family trust transfer. At 324 Brookside Cir, the sellers were Joseph J. Zadworny Jr. and Gloria Zadworny; the buyer of record was the city of Northampton.

Bank or mortgage-related entities were listed as grantee in three of the nine transfers: 155 Prospect St (HMA Mortgage and Mortgage Electronic Registration Systems Inc.), 533 Florence Rd (Citizens Bank NA) and 351 Pleasant St (BankESB). A fourth transfer, at 27 Crescent St, listed Citizens Bank NA and RBS Citizens NA as sellers, with Susan E. McKenna as buyer; that sale's price was not disclosed. The property mix among the period's transfers included at least one condominium unit, at 351 Pleasant St, with the rest listed as single addresses without unit designations in the deed data provided.
