Ware August Deed Sales Cluster In Narrow $69,000 To $70,000 Range

WARE -- Three of the seven property transfers recorded in Ware during the first week of August carried disclosed sale prices, all clustered between $69,033 and $70,000, while the remaining four deeds, including a homestead declaration and a certificate of death, closed without a reported price.

MARKET OVERVIEW Hampshire County Registry of Deeds recorded seven property transfers in Ware between Aug. 7 and Aug. 12, 2026, within the reporting window of Aug. 7 through Sept. 5. Three of the seven listed a sale price, ranging from $69,033 to $70,000, with a median of $70,000. The remaining four transfers, at 104 Bondsville Road, 9 Otis Avenue, 186 North Street and one Ware parcel without a listed address, did not disclose a price. With only seven recorded transfers and just three carrying market pricing, the raw count offers a limited basis for judging whether the period was active or quiet.

The seller was listed as Douglas P Robert and Douglas R Robert, as trustees, and the buyer as William S Davis. 20 River Road sold for $70,000 on Aug. 12. The seller was listed as Brown Harley Davis and Brown Harley, and the buyer as Webster First Federal Credit Union. 66 Eagle Street sold for $69,033 on Aug. 11. The seller was listed as Timothy D Moenk and Loreto P Ansaldo, and the buyer as Mortgage Electronic Registration Systems Inc., known as MERS. These three are the only transfers in the dataset with a disclosed price.

NEIGHBORHOOD BREAKDOWN The seven transfers were spread across River Road, Eagle Street, Bondsville Road, Otis Avenue, North Street and West Street, plus one transfer with no street address listed. No street had more than one recorded transfer, so no single-street concentration emerged. By price tier, all three disclosed sales fell within a single narrow band, $69,000 to $70,000, well under $500,000. Prices for the remaining four transfers were not disclosed.

MARKET NOTES Deed records for this period do not include bedroom, bathroom or square-footage figures, so no price-per-square-foot comparison is possible.
