Just 3 of 16 Amherst deeds disclosed a price in latest recording period

AMHERST -- The Hampshire County Registry of Deeds recorded 16 property transfers in Amherst between Aug. 7 and Sept. 5, with a sale price disclosed on only three of them. Those three ranged from $31,500 to $677,000, with a median of $100,000, while the remaining 13 transfers, several involving banks, trusts or municipal and institutional parties, carried no listed price.

MARKET OVERVIEW

Sixteen deeds were recorded in Amherst during the period. Of those, three disclosed a sale price: $677,000, $100,000 and $31,500, for a median of $100,000 among the disclosed transactions. The other 13 are listed as price not disclosed. Because 13 of 16 recorded transfers, or more than three-quarters, carried no price, the raw count of 16 does not represent 16 comparable market sales, and whether the period was active or quiet cannot be assessed from price data alone.

TOP SALES

The highest-priced transaction was 400 Middle St, which sold for $677,000 on Aug. 10. The sellers were Anne Harrison, trustee, and Laurie Priest, trustee; the buyers were Erin H. Lay, trustee, and Amy M. Guthormsen, trustee.

176 Alpine Dr sold for $100,000 on Aug. 10. The sellers were Carroll S. Spaulding and Dianna K. Spaulding; the buyer was TD Bank NA.

12 Frost Ln sold for $31,500 on Aug. 10. The sellers were Lisa M. Depiano and Javiera Benavente; the buyer was UMassFive College Federal Credit Union.

These are the only three transfers in the dataset with a disclosed price. All other recorded transfers list price not disclosed.

NEIGHBORHOOD BREAKDOWN

Pomeroy Lane accounted for two of the 16 recorded transfers: 178 W Pomeroy Lane, sold Aug. 11 from UMassFive College Federal Credit Union to Erold K. Bailey and Carol Y. Bailey, price not disclosed; and 27 Pomeroy Lane, sold Aug. 10, listed with Amherst Town Conservation and Amherst Montessori School as sellers and an enforcement order as the recorded instrument, price not disclosed.

Among the three disclosed-price sales, one falls under $100,000 (12 Frost Lane, $31,500), one is at $100,000 (176 Alpine Drive) and one exceeds $500,000 (400 Middle Street, $677,000). No other street in the dataset had more than one recorded transfer, and price data is too sparse across the remaining 13 transfers to support a broader tier breakdown.

MARKET NOTES

Greenfield Savings Bank is listed as seller in four of the 16 recorded transfers: 20 South Whitney St (buyer Kilerine Properties LLC), 70 Amity Pl (buyers Barbara Rothblatt, trustee, and Sheldon Rothblatt, trustee), 102 Farview Way (buyer Alfred L. Karlson) and 68 Cowls Rd (buyer Trolley Barn Development LLC). None of the four disclosed a price.

Several other transfers involve banks or credit unions as either seller or buyer without a disclosed price, including 6 Valley Lane (seller Citizens Bank NA and RBS Citizens NA, buyer William T. Cobb and Kristine A. Cobb), 8 Baldwin Lane Unit 21 (seller PeoplesBank, buyer Robert Loeb and Robert B. Loeb) and an unaddressed Amherst parcel transferred from Bank United NA to Hampshire College.

Two records involve condominium units: 8 Baldwin Lane Unit 21 and 170 E Hadley Road, Unit 23, at Brook at Amherst Green, the latter recorded with a "D certificate" rather than a conventional buyer name. Property type is not identifiable from deed data for the remaining transfers.

At least three transfers were trust-to-trust or trust-involved transactions: 400 Middle Street, 49 Harlow Drive (buyers Cheryl R. Roberts, trustee, and Robert W. Smyser, trustee, seller Longbridge Financial LLC) and 70 Amity Place. Two other entries reflect filings rather than conventional sales: a declaration of homestead at 72 Longmeadow Drive and an enforcement order at 27 Pomeroy Lane. One transfer, 8 Emerson Court, listed the Town of Amherst as buyer. These patterns are noted as recorded in the deed data; no motivation is implied.
