Two Disclosed Huntington Home Sales Range From $14,192 to $50,000

HUNTINGTON -- Ten property-related documents were recorded for Huntington addresses at the Hampshire County Registry of Deeds between July 3 and Aug. 1, but only two disclosed a sale price, and four of the ten were not property sales at all.

MARKET OVERVIEW Of the 10 recorded transactions in the period, two included a disclosed sale price: $14,192 and $50,000, for a median of $32,096. The other eight transactions did not disclose a price, which is common in Massachusetts deed filings and does not necessarily indicate no money changed hands. With only two of 10 transactions reporting a price, the raw count of 10 recorded documents does not, by itself, indicate whether the period was active or quiet for actual home sales; a closer look shows several of the filings were not conventional property sales (see Market Notes).

TOP SALES Only two recorded transactions in this period disclosed a sale price. Those two are:

1. 25 Basket St. sold for $50,000 on July 17. Seller: Tomaz H. Oliveira and Katelyn M. Jeffers. Buyer: Sandra L. Dunn. 2. 39 Harlow Clark Rd. sold for $14,192 on July 22. Seller: Peter W. Jasinski. Buyer: Urban Development.

No other transaction recorded in the period disclosed a sale price, so no additional priced sales can be reported.

NEIGHBORHOOD BREAKDOWN Worthington Road accounted for two of the 10 recorded transactions, more than any other street: 200 Worthington Rd. (recorded July 24, Enterprises LLC to Westfield Bank, price not disclosed) and 218 Worthington Rd. (recorded July 20, a declaration of homestead filed by Anthony Scuderi, price not disclosed). No other street had more than one recorded transaction. Both transactions with disclosed prices were under $500,000: $50,000 for 25 Basket St. and $14,192 for 39 Harlow Clark Rd.

MARKET NOTES Four of the 10 recorded documents were not sales transferring property to a new owner. Two, both recorded July 27 and naming Bernard P. Gawle as seller, were certificates releasing a Massachusetts estate tax lien -- one tied to a general Huntington address and one specific to 11 County Rd. Two others, recorded July 20, were declarations of homestead rather than sales: one filed by Anthony Scuderi at 218 Worthington Rd., and one filed by Kenneth W. Hardy, individually and as trustee, at 103 Norwich Lake.

The remaining six recorded transactions were transfers to new owners. Two involved a bank or mortgage-servicing entity taking or conveying title: the July 24 transfer of 200 Worthington Rd. from Enterprises LLC to Westfield Bank, and the July 15 transfer of 18 Blandford Hill Rd. from Mortgage Electronic Registration Systems Inc. (MERS) to Benjamin E. Vega. Neither disclosed a price. The other four conveyances were 39 Harlow Clark Rd. ($14,192), 25 Basket St. ($50,000), 134 Goss Hill Rd. (Christopher K. and Jill A. Dube to Samantha and Christopher Wetherell, price not disclosed) and 32 Tucker Rd. (John A. and Carolyn J. Szafranski to Leah W. Corwin, price not disclosed).
