Three Priced Sales In Ware Range From $100,000 To $300,000 So Far

WARE -- Ten property transfers were recorded in Ware between Aug. 28 and Sept. 26, but only three carry a sale price in the registry so far, ranging from $100,000 to $300,000. The rest include several filings, such as homestead declarations and an estate transfer, that are not yet showing a price.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded ten property transfers in Ware during the period. Of those, three have a posted sale price so far: $100,000, $180,000 and $300,000, for a median of $180,000. Missing prices on the other seven records typically reflect the usual lag before the registry posts consideration amounts, generally about a week, rather than any withholding of information. Several of the seven priceless entries are not conventional home sales at all; they include two declarations of homestead, a notice of contract, an estate transfer to a utility company and a municipal transfer, so the raw count of ten does not by itself indicate how much traditional home-buying activity occurred. With price data covering less than a third of the period's recorded transfers, this snapshot offers only a partial read on the month's market.

TOP SALES

5 Dugan Rd. sold for $300,000 on Aug. 31, the period's highest recorded price. The deed lists Javier A. Stuart as seller and Miriam Stuart as buyer; the shared surname points to a transfer within the same family.

136 Pleasant St. sold for $180,000 on Aug. 28. NRG Ware Holdings LLC was the seller; Roger and Cynthia Larson were the buyers.

68 West Warren Rd. sold for $100,000 on Aug. 28. Nicholas R. and Ashton T. Farland were listed as sellers, with Country Bank For Savings as buyer, a pattern consistent with a foreclosure-related transfer.

No other transactions in the period have a recorded sale price yet.

Dugan Road had two recorded transfers: 5 Dugan Rd. sold for $300,000, while 7 Dugan Rd. changed hands through a declaration of homestead, with no sale price yet on file. Pleasant Street also had two entries, both involving seller NRG Ware Holdings LLC: 136 Pleasant St. sold for $180,000, and 0 Pleasant St. transferred to the Town of Ware with no price yet recorded. The remaining transfers, at 10 Lagoon Rd., 9 Laurel Dr., 83 Shoreline Dr., 55 James Rd. and one entry with no listed address, were each on separate streets, none with a price on record yet.

Of the ten transfers recorded, three resemble conventional sales between a private seller and buyer with a price attached.
