Three disclosed Westhampton sales range from $47,000 to $79,600 in July

WESTHAMPTON -- Nine deeds were recorded in Westhampton between July 10 and Aug. 8, but only three carried a disclosed sale price, limiting what can be said about the broader market this period.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded nine property transfers for Westhampton addresses during the period. Of those, three included a disclosed consideration amount, ranging from $47,000 to $79,600, with a median of $75,000 among the disclosed sales. The remaining six transfers, two-thirds of the total, did not include a sale price in the deed record. Based on raw count alone, nine recorded transfers over a four-week span is a modest volume for the town.

TOP SALES

The highest disclosed sale was 83 Northwest Rd., which transferred for $79,600 on July 22. Britiany Browning was the seller; Umassfive College Federal Credit Union was the buyer. The second-highest was 113 Kings Highway, which sold for $75,000 on July 15. Stacy M. Gillett and Andrew P. Carriveau were the sellers; BankESB was the buyer. The third disclosed sale was 306 Main Rd., which transferred for $47,000 on July 27. Mark A. Ducharme was the seller; Umassfive College Federal Credit Union was the buyer. No other transfers in the dataset included a sale price.

NEIGHBORHOOD BREAKDOWN

Northwest Road saw two recorded transfers in the period: 83 Northwest Rd. ($79,600) and 114 Northwest Rd. (price not disclosed). No other street had more than one recorded transfer. Among the three disclosed sales, all fell under $500,000: $47,000, $75,000 and $79,600. The six transfers without a disclosed price were spread across Edwards Road, Easthampton Road, Northwest Road, Pine Island Lake, Lyman Road and one Westhampton address without a specific street listed.

MARKET NOTES

Two of the transfers involving Umassfive College Federal Credit Union as buyer, at 306 Main Rd. and 83 Northwest Rd., both carried disclosed prices under $80,000. Several other recorded transactions in the period were not conventional sales: the Edwards Road property transferred from Valeri and Gen Edwards to the town of Westhampton; the 114 Northwest Rd. and 29 Pine Island Lake records list "Declaration of Homestead" as the recipient; and the Lyman Road record lists "Affidavit Concerning Foreclosure Protections" as the recipient. The Northwest Road and Pine Island Lake declarations, along with a July 17 transfer with no listed street address, involved sellers identified with trust designations, Diane J. Benoit as trustee and the David A. Spound Revocable Trust. Bed, bath and square-footage data were not available in the registry records for any property in this period. Because six of the nine records lack a disclosed price and several represent non-sale filings such as homestead declarations and a foreclosure-related affidavit, the disclosed-price figures above should not be read as representative of the town's overall market.
