Southampton's Only Priced Deeds This Period List Banks or Lenders as Buyer
Hampshire County recorded 11 Southampton property transactions from Aug. 28 to Sept. 26, but only three carry a sale price so far: $20,000, $56,850 and $515,000, a $56,850 median. The month's top transaction was 6 Gil Farm Road at $515,000. Notably, all three priced deeds list a bank or…
SOUTHAMPTON -- Hampshire County's Registry of Deeds recorded 11 property transactions tied to Southampton addresses between Aug. 28 and Sept. 26. Only three carry a sale price so far, and in each of those three, the recorded buyer is a bank or mortgage company rather than an individual homebuyer.
MARKET OVERVIEW Of the 11 recorded transactions, three have a sale price on file, ranging from $20,000 to $515,000, with a median of $56,850. Eight of the 11 entries show "price not yet available," which typically means the figure has not yet reached the registry, not that a price was withheld. Because all three priced transactions list a mortgage company or bank as the buyer, this period's price range does not reflect a conventional resale market between individual buyers and sellers. Judged on raw count, 11 recorded transactions is a typical volume for a four-week span, but with no priced, individual-to-individual home sale yet on record, the period's actual resale activity cannot be assessed from the data available.
TOP SALES The highest-priced recorded transaction is 6 Gil Farm Road, at $515,000, recorded Sept. 2, transferring from Tatiana Urgin to Northpoint Mortgage Inc. and Mortgage Electronic Registration Systems Inc.
The second-highest is 3 East Street, at $56,850, recorded Aug. 28, transferring from a trust held by Alicemarie B. Badecker to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc.
The third is 49 Coleman Road, at $20,000, recorded Aug. 28, transferring from Terrence James Ezold to Florence Bank.
All three of this period's priced transactions list a lending institution, not an individual, as the buyer. No transaction between two individual parties has a recorded price yet.
NEIGHBORHOOD BREAKDOWN Pomeroy Meadow Road had two recorded transactions: 220 Pomeroy Meadow Road (Sept. 3, Amanda Bashista to a declaration of homestead) and 156 Pomeroy Meadow Road (Sept. 1, from trustees Susan M. Scott and Hugh C. Scott III to a declaration of homestead). Neither carries a price.
Bissonette/Bissonnette Circle also had two entries, both recorded Aug. 28 at what appears to be the same address under two spellings: 17 Bissonette Circle, transferring from Dennis A. and Susan C. Williams to the town of Southampton, and 17 Bissonnette Circle, transferring from Jonathan and Marie Buell to a declaration of homestead. Neither carries a price.
The remaining addresses, 26 Katelyn Way, 16 Gunn Road Extension, 31 Valley Road, and 40 Miller Avenue, each had a single recorded transaction with no shared street pattern.
By price tier: three transactions are priced (one under $50,000, one between $50,000 and $100,000, and one over $500,000), and eight are pending price data.
MARKET NOTES Of the 11 recorded transactions, four are homestead declarations (220 Pomeroy Meadow Road, 156 Pomeroy Meadow Road, 40 Miller Avenue, and 17 Bissonnette Circle), which record a homeowner's legal protection on a property rather than a sale to a new owner. One entry, 16 Gunn Road Extension, is a condominium master deed establishing units 16A and 16B rather than a sale. One entry, 17 Bissonette Circle, is an acquisition by the town of Southampton. Two entries, 26 Katelyn Way and 31 Valley Road, transfer from a bank or credit union (Westfield Bank and UMassFive College Federal Credit Union, respectively) to individual buyers, a pattern consistent with a lender selling previously acquired property, though price data for both is still pending. The three transactions with recorded prices all move in the opposite direction, from an individual or trust to a bank or mortgage company. Bed, bath, and square-footage data are not available from deed records for any of the 11 entries.
