Southampton Home Sale Prices Span $50,000 To $410,000 In Late July

SOUTHAMPTON -- Ten property transfers were recorded in Southampton between July 10 and July 14, 2026, according to Hampshire County Registry of Deeds records. The highest-priced transaction, a $410,000 sale on Pinewood Drive, was conveyed through an estate's personal representative.

MARKET OVERVIEW

Ten transactions were recorded during the period. Of those, four listed a sale price, ranging from $50,000 to $410,000, with a median of $145,000 among the disclosed sales. The remaining six records did not disclose a consideration amount, which is common for certain deed types, including trust transfers, homestead declarations and municipal conveyances. Based on the raw count alone, ten recorded transactions over a roughly one-month window represents a modest but steady pace of activity for a town of Southampton's size. The registry data does not include prior-month figures, so this report cannot say whether that pace is higher or lower than usual.

TOP SALES

The highest-priced transaction was 6 Pinewood Drive, which sold for $410,000 on July 14. The seller was listed as Shirley A. Lebiecki, with Valerie George acting as personal representative, indicating the property passed through an estate. The buyers were Joseph Evborokhai and Kayanna Rose Franklin.

14 Wolcott Road sold for $165,000 on July 10. The sellers were Matthew T. and Jennifer C. Manganelli, and the buyer was UMassFive College Federal Credit Union.

199 Brickyard Road sold for $125,000 on July 10. The seller was Barry Bolduc, and the buyer was Naples Home Buyers Inc.

10 Nicole Circle sold for $50,000 on July 13. The sellers were Aaron M. and Kelli M. Bannish, and the buyer was Polish National Credit Union.

The remaining six recorded transactions did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN

No street in this dataset had multiple distinct properties change hands; each priced sale involved a different address. Grouped by price tier, two disclosed sales fell under $150,000: 10 Nicole Circle at $50,000 and 199 Brickyard Road at $125,000. Two disclosed sales fell between $150,000 and $500,000: 14 Wolcott Road at $165,000 and 6 Pinewood Drive at $410,000. Six transactions, covering 48 Valley Road, two records at 9 Parc Place Unit 6, 0 Fomer Road, a second record at 6 Pinewood Drive, and 166 Pomeroy Meadow Road, carried no disclosed price.

MARKET NOTES

Bedroom, bathroom and square-footage data are not available from deed records, so no price-per-square-foot comparison can be made for this period.

Two records reference 6 Pinewood Drive on the same day, July 14: the $410,000 sale to Joseph Evborokhai and Kayanna Rose Franklin, and a separate record showing Evborokhai and Franklin as sellers with "Declaration of Homestead" listed as buyer. A declaration of homestead is a legal filing rather than a property sale, and the pairing suggests the new owners filed a homestead protection the same day they took title.

Two records also cover 9 Parc Place Unit 6, both recorded July 14, transferring the unit between the Steven P. Woodward Irrevocable Trust, Jinnieth J. Monismith as trustee, and Steven P. Woodward individually. Neither record disclosed a price. This is a trust-related transfer rather than a market sale.

The July 10 transfer of 166 Pomeroy Meadow Road involved the McKeague Funding Trust and Philip W. McKeague Jr., with no price disclosed.

The July 13 transfer of 0 Fomer Road listed Southampton Town and Southampton Town Conservation as seller, with "Project Agreement" listed as buyer and no price disclosed, indicating a municipal or conservation-related filing rather than a residential sale.

Two of the four disclosed sales, at 14 Wolcott Road and 10 Nicole Circle, listed a credit union, UMassFive College Federal Credit Union and Polish National Credit Union respectively, as the buyer. The deed records do not state the circumstances of these transfers.

Property types in the dataset include single-family-style addresses, one condominium unit (9 Parc Place Unit 6), and one municipal or conservation-related parcel (0 Fomer Road). The dataset does not specify property type for each remaining address.
