Southampton Disclosed Home Sales Span $52,770 to $415,000 in July

SOUTHAMPTON -- Eleven property transfers were recorded at the Hampshire County Registry of Deeds for Southampton between July 3 and Aug. 1, but sale prices were disclosed in only four of them, limiting a full picture of the month's market.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 11 transfers involving Southampton properties during the period. Of those, four included a disclosed sale price, ranging from $52,770 to $415,000, with a median of $145,000 among the disclosed sales. The remaining seven records did not include a consideration amount, which is common for certain deed types, including bank-to-borrower transactions, municipal acquisitions and administrative filings such as homestead declarations. With just over a third of records showing a price, the raw count of 11 transfers is on the higher side for a one-month period in a town of Southampton's size, but the low disclosure rate limits conclusions about overall price trends.

TOP SALES The highest-priced transaction was 166 Pomeroy Meadow Rd., which sold for $415,000 on July 10. The seller was Michael Jackewich; the buyer of record was American Neighborhood Mortgage Acceptance Co. LLC, with MERS listed on the deed. The second-highest was 14 Wolcott Rd., which sold for $165,000 on July 10; the sellers were Matthew T. Manganelli and Jennifer C. Manganelli, and the buyer was UMassFive College Federal Credit Union. At 199 Brickyard Rd., the property sold for $125,000 on July 10; seller Barry Bolduc conveyed to Naples Home Buyers Inc. The fourth disclosed sale was 102 Pleasant St., which sold for $52,770 on July 9; the sellers were Laurie J. Boulanger and Laurie Boulanger, and the buyer of record was LoanDepot.com LLC, with a party identified as Dart also listed on the deed.

NEIGHBORHOOD BREAKDOWN Among the four disclosed sales, three fell under $200,000 -- 14 Wolcott Rd. ($165,000), 199 Brickyard Rd. ($125,000) and 102 Pleasant St. ($52,770) -- while one, 166 Pomeroy Meadow Rd. ($415,000), fell in the $200,000-to-$500,000 range. No disclosed sale exceeded $500,000 during the period. Brickyard Road saw two separate transfers: 199 Brickyard Rd. sold for $125,000 on July 10, and 139 Brickyard Rd. changed hands on July 6 with no price disclosed, involving seller John Cagle. The remaining transfers with undisclosed prices were spread across individual streets, including Jeanne Circle, College Highway, Gilbert Road, Hillside Meadows Drive, Fitch Farm Way and Quigley Road, with no other street showing more than one recorded transfer.

MARKET NOTES Florence Bank was listed as the seller in two separate transfers during the period: 11 Gilbert Rd., conveyed to Joseph R. Labrie and Jennifer M. Labrie on July 7, and 7 Hillside Meadows Dr., conveyed to Kenneth W. Lemoine and Dawn W. Lemoine, also on July 7. Neither deed disclosed a sale price. Southampton Town was the buyer of record for 216 College Highway, acquired from Hendrick Realty Trust on July 8; no price was disclosed. Beds, baths and square footage are not available in registry deed data and are not reported here. Because seven of the 11 recorded transfers -- nearly two-thirds -- did not disclose a sale price, this month's data offers only a partial view of Southampton's residential price trends.
