SOUTH HADLEY -- Thirteen property transfers were recorded in South Hadley between Sept. 4 and Oct. 3, but sale prices have posted for only three of them so far, consistent with the typical lag in Hampshire County Registry of Deeds reporting.

MARKET OVERVIEW Of the 13 recorded deeds, three carry a sale price, ranging from $100,000 to $650,000, with a median of $180,000. The other 10 transfers, including two municipal land acquisitions, several transfers between family members or into trusts, and multiple bank- or credit-union-related deeds, have no price yet available in registry data. Price information for recently recorded deeds typically appears within about a week, so additional figures from this period are likely to surface in coming weeks. With only three sales priced so far, the raw count alone does not support a conclusion about whether the period was active or quiet.

TOP SALES The highest-priced transaction was a $650,000 sale of a South Hadley property, with Li Mei Nuan buying from seller SH Properties LLC on Sept. 4. No street address was listed in the deed data for this transaction. The second-highest was 2 Willimansett St., which sold for $180,000 on Sept. 4; Commercial Lender LLC bought the property from Halifax Capital LLC. The third was 23 Chestnut Hill Rd., which sold for $100,000 on Sept. 4, with Citizens Bank NA as buyer and Rachel C. Morris and David G. Morris as sellers. Bed, bath and square-footage figures were not available in the deed data for any of these three sales.

NEIGHBORHOOD BREAKDOWN Main Street saw two transfers in the period: 20 Main St. and 28 Main St. both passed from seller SH Properties LLC to buyer South Hadley Town, with no price yet recorded for either. A property on Brainerd/Brainard Street also had two deeds recorded on Sept. 4, listed in the data as both 120 Brainerd St. and 120 Brainard St.; the deeds show the property moving from Laura L. Deforge to Mark A. Deforge, then from Mark A. Deforge into a declaration of homestead, with no sale price listed for either transaction.
