SOUTH HADLEY -- South Hadley recorded 16 property deed transfers between July 10 and Aug. 8, according to Hampshire County Registry of Deeds records, but only two of those transactions listed a sale price, ranging from $100,000 to $270,000.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 16 property transfers in South Hadley during the four-week period from July 10 through Aug. 8. Of those, only two listed a sale price: $100,000 and $270,000, producing a disclosed price range of $100,000 to $270,000 and a median of $185,000. Because 14 of the 16 recorded deeds, or 87.5%, did not disclose a sale price, that range and median reflect just two transactions and should not be read as representative of the broader market. Judged on raw count alone, 16 recorded transfers in a single month is a notable volume for South Hadley, though several of the transactions appear to be foreclosure-related, lender, or intra-family trust transfers rather than conventional open-market sales between unrelated buyers and sellers.
