South Hadley Deed Filings Show Wide Price Gap Between Two Disclosed Sales

SOUTH HADLEY -- Twelve property deeds were recorded in South Hadley between July 17 and Aug. 15, but only two listed a sale price, leaving most of the period's transfers, including three homestead declarations and several bank-to-buyer transactions, without public pricing data.

MARKET OVERVIEW Twelve deeds were recorded in South Hadley during the period. Of those, two disclosed a sale price, ranging from $60,000 to $360,000, with a median of $210,000 based on those two transactions. The remaining 10 deeds did not disclose consideration amounts. Based on the raw count of 12 recorded deeds, filing activity was active for the period, but the limited pricing data restricts how much can be said about local property values this month.

TOP SALES Only two deeds in the period disclosed a sale price. 17 Carew St. sold for $360,000 on July 17. Seller Sybel Gonzalez transferred the property to buyer Jeffrey Ellis Diaz. It was the highest disclosed sale of the period. 3 East Parkview Drive sold for $60,000 on July 20. Sellers Timothy R. Sweeney and Sandra M. Sweeney transferred the property to UMassFive College Federal Credit Union. No other deeds recorded in this period disclosed a sale price.

NEIGHBORHOOD BREAKDOWN North Main Street had two entries in the period's deed records, at 16 N Main St. and 16 North Main St., which appear to reference the same address recorded separately. No other street had more than one recorded transfer. Both disclosed sale prices, $60,000 and $360,000, fall under $500,000; no pricing data exists to place the other 10 transfers into a tier.

MARKET NOTES Three of the 12 deeds were homestead declarations rather than property sales: filings connected to 53 Prospect St. (grantor William Thomas Dietz), 16 North Main St. (grantor Jeffrey Ellis Diaz) and 10 Lawrence Ave. (grantor David Latorella). Five deeds involved a mortgage holder or credit union as grantor, Mortgage Electronic Registration Systems Inc., Bank of America NA and Polish National Credit Union among them, transferring properties at 6 Center St., 12 Summit St., 31 Lexington St., 33 Ludlow Rd. and 2 Briar Spring Lane to individual buyers; none of these disclosed a price. One deed recorded a transfer of 16 N Main St. from Ortega LLC to the town of South Hadley. A twelfth deed listed Mount Holyoke College and South Hadley Town Water as both grantor and grantee, with no street address specified in the record. Bed, bath and square-footage figures were not available from the deed data for this period.
