Six of Seven Plainfield Deeds Recorded Without a Sale Price

PLAINFIELD -- Seven property deeds were recorded in Plainfield between July 17 and Aug. 15, but only one listed a sale price, limiting what the public record shows about the town's late-summer real estate activity.

MARKET OVERVIEW Seven transfers were recorded during the four-week period. Only one, the July 27 transfer of 59 North St., disclosed a sale price: $108,325. The remaining six deeds, which include family and trust transfers, a bank-originated sale, a homestead declaration and two acquisitions by the town of Plainfield, did not list consideration amounts. Because six of the seven records lack a sale price, a meaningful price range or median cannot be calculated for the period. The raw count of seven recorded deeds, on its own, does not indicate whether activity was active or quiet relative to other periods without additional comparison data.

TOP SALES The only transaction with a disclosed price was the July 27 sale of 59 North St. for $108,325. Seller Valerie J. Podolak transferred the property to the Massachusetts Community Development Block Grant Program and the town of Chesterfield. No other deed recorded in this period listed a sale price, so the remaining six transactions cannot be ranked by value. They are: the Aug. 10 transfer of 60 Campbell Rd from Donna Kristensen and Donna M. Kristensen to Donna M. Kristensen and Tim D. Campbell; the Aug. 4 transfer of 37 West Hill Rd from Linda M. Cooley, trustee of the Douglas W. Cooley Trust, to Eric D. Cooley and Amanda B. Cooley; the Aug. 3 transfer of 278 East Main St. from Caitlin Cole to the town of Plainfield; the July 31 filing at 278 E. Main St. from Joshua Nordin and Kiva Singh, recorded as a declaration of homestead; the July 28 transfer of 58 River Rd. from Bank of America NA to Sally A. Silberberg; and the July 22 transfer of an unaddressed Plainfield parcel from the Robert H. Silberberg Revocable Trust and Sally U. Silberberg Revocable Trust to the town of Plainfield.

NEIGHBORHOOD BREAKDOWN East Main Street saw two recorded filings eight days apart: the Aug. 3 sale of 278 East Main St. to the town of Plainfield, and the July 31 homestead declaration filed at 278 E. Main St. by Joshua Nordin and Kiva Singh. No other street had more than one recorded deed in this period. Beyond that overlap, the seven transactions were spread across Campbell Road, West Hill Road, River Road, North Street and one unaddressed parcel, with no other geographic clustering evident in the data.
