PLAINFIELD -- Hampshire County Registry of Deeds recorded five documents affecting Plainfield properties between Aug. 28 and Sept. 26, but only three represented completed property sales, with prices ranging from $20,000 to $440,000.

MARKET OVERVIEW Three Plainfield properties sold during the four-week period covered by this report, Aug. 28 through Sept. 26, with recorded sale prices ranging from $20,000 to $440,000 and a median sale price of $60,000. The three sales closed on Aug. 28, Aug. 31 and Sept. 15. Two other documents recorded in the same period, covering 208 West Hill Road and 44 Bow Street, were homestead declarations rather than sales. A homestead declaration is filed by a property's existing owner to protect equity in the home and does not involve a change of ownership or a buyer, so those two filings are not counted among the period's sales and carry no sale price; unlike a sale awaiting price data, a homestead declaration will never generate a sale price because no transaction occurred. With three sales recorded over four weeks, transaction volume in Plainfield was limited by raw count, and the prices that were recorded covered a wide span, from $20,000 to $440,000, rather than clustering near the median.

TOP SALES The period's highest-priced transaction was 234 South Central St., which sold for $440,000 on Aug. 28. Matthew Ingellis and Payton Atwell sold the property to April Joy Littlefield. Bed, bath and square-footage figures were not available from deed records.

39 Hawley St. sold for $60,000 on Sept. 15. Jonathan W. Herbert and Suzanne E. Platanitis sold the property to Ronald and Hilary Weeks.

257 South Central St. sold for $20,000 on Aug. 31. Erin Dill and Erin L. Dill sold the property to Florence Bank.

These three transactions accounted for all of the period's recorded sale prices; no other Plainfield sales with prices were recorded between Aug. 28 and Sept. 26, and no sale from this period is still awaiting a price to be added to the registry's records.

NEIGHBORHOOD BREAKDOWN South Central Street accounted for two of the period's three sales: 234 South Central St. at $440,000 and 257 South Central St. at $20,000, the highest and lowest recorded prices of the period. The single Hawley Street sale, at $60,000, fell between the two South Central Street prices. By price tier, two of the three sales, at Hawley Street and 257 South Central Street, priced below $100,000, while the remaining sale, at 234 South Central Street, priced between $100,000 and $500,000. No sale in the period exceeded $500,000. The two homestead declarations were recorded at West Hill Road and Bow Street, both outside the South Central Street cluster, and involved no new buyers.

MARKET NOTES The $420,000 spread between the period's highest and lowest recorded sale prices, both on South Central Street, was the widest gap in this month's data. Deed records for the period did not include square footage or property type for any of the five documents, so a price-per-square-foot comparison or a single-family-versus-condominium breakdown is not possible from the available data. The buyer at 257 South Central St. was recorded as Florence Bank rather than an individual. Two of the five documents recorded in the period, at 208 West Hill Road and 44 Bow Street, were homestead declarations filed by the properties' current owners rather than sales to new buyers; deed records show no ownership change and no sale price attached to either filing. With only three priced sales and two non-sale filings recorded over the four-week period, the overall dataset for Plainfield remains small, and any single transaction can shift the calculated median or price range in future months.
