Only two of ten Pelham deeds recorded a sale price this month

Hampshire County recorded 10 property transfers in Pelham from Sept. 11 to Oct. 10, but only two carried a sale price: $75,000 for 62 Daniel Shays Highway (to PeoplesBank) and $175,000 for 133 Amherst Road (to George P. Goulas, trustee, and Pelham Realty Trust), a median of $125,000 acr…

PELHAM -- Hampshire County Registry of Deeds records show that of the 10 property transfers recorded in Pelham between Sept. 11 and Oct. 10, only two carried a reported sale price. Those two homes sold for $75,000 and $175,000.

MARKET OVERVIEW

The registry recorded 10 deeds involving Pelham property during the period. Two included a sale price, ranging from $75,000 to $175,000, with a median of $125,000 based on those two transactions. The remaining eight entries show "price not yet available," which typically means the consideration amount has not yet reached the registry's records, a lag that usually clears within about a week of recording. Because only two of the 10 recorded transfers included a price, the median and range reflect a small sample and should be read with that limitation in mind. Beyond the price gap, several of the 10 recorded instruments were not conventional buyer-to-new-owner sales, a pattern detailed below in Market Notes.

TOP SALES

133 Amherst Road sold for $175,000 on Sept. 23, the highest recorded price of the period. Seller Karen C. Bray transferred the property to George P. Goulas, trustee, and Pelham Realty Trust.

62 Daniel Shays Highway sold for $75,000 on Sept. 11. Sellers Kelly Anne Scroggins and Holly Okula Scroggins transferred the property to PeoplesBank. No other deeds recorded in this period included a sale price; bed, bath and square footage figures are not available in deed records for either transaction.

NEIGHBORHOOD BREAKDOWN

By price tier, the two recorded sales split across a wide range: one under $100,000 (62 Daniel Shays Highway, $75,000) and one between $100,000 and $200,000 (133 Amherst Road, $175,000).

North Valley Road saw two separate transfers this period: 16 N Valley Road on Oct. 6, from UMass Five College Federal Credit Union to Patricia Schumm, and 222 North Valley Road on Sept. 18, tied to a declaration of homestead. Neither carried a recorded price yet. The remaining recorded transfers were spread across Meeting House Road, Boyden Road, Packardville Road, Golf Road, Jones Road and one parcel listed without a street address, each a single occurrence with no price recorded.

MARKET NOTES

Most of the period's recorded deeds were not conventional arm's-length sales. Two were declarations of homestead rather than transfers to a new owner: 95 Packardville Road and 222 North Valley Road. One recorded instrument tied to 42 Boyden Road was an order of notice, and one unaddressed Pelham parcel, transferred between Pelham Town Conservation and Amherst Town Public Works, was an order of conditions. Neither represents a sale to a new owner.

One transfer moved property into a family trust: at 24 Golf Road, sellers Karleen Vollherbst and Patrick Moffett transferred the property to themselves as trustees, Karleen Vollherbst TR and Patrick Moffett TR. The Town of Pelham acquired 54 Meeting House Road from Guy G. Pettit, trustee, on Sept. 29; no price was recorded for that transfer.

At 5 Jones Road, Ronald E. Moyer transferred the property to Nathaniel Walker Woodruff and Courtney Moyer Woodruff, buyers who share Moyer's surname, consistent with a within-family transfer. No motivation for that transfer is stated in the deed record.

The 16 N Valley Road transfer, from UMass Five College Federal Credit Union to an individual buyer, and the 62 Daniel Shays Highway transfer, from two individual sellers to PeoplesBank, are the only two recorded transfers in the period involving a financial institution as a party.
