Only Two of Six Worthington Deeds This Period Disclose a Sale Price

WORTHINGTON -- Six deeds recorded at the Hampshire County Registry of Deeds between July 17 and August 15 show property changing hands across town, but only two of those transactions disclosed a sale price, and several records involve banks or government programs rather than a conventional buyer-seller sale.

MARKET OVERVIEW

The registry recorded six property transfers in Worthington during the period. Of those, two disclosed a sale price, ranging from $11,735 to $150,000. The median of the two disclosed prices is $80,867. Because four of the six records list "price not disclosed," this snapshot reflects a small and incomplete sample; the raw count of six recorded transactions should not be read as a gauge of market activity without more complete price data.

TOP SALES

418 Old North Rd sold for $150,000, recorded July 31. The seller was James Foley and the buyer was Adams Community Bank.

1103 Old North Rd sold for $11,735, recorded July 27. The seller was Jacqueline Howes and the buyers were the Massachusetts Community Development Block Grant Program and the Town of Chesterfield.

The remaining four recorded transfers did not disclose a sale price: 496 Old Post Rd (seller Florence Bank, buyer Patricia A. Lapointe, recorded August 14); 425 Dingle Rd (seller JPMorgan Chase Bank NA, buyer Kenneth L. Woofenden, recorded August 4); 392 West St (sellers Kaeza Kristin Fearn and Richard Dennis Hillson Jr., buyer listed as a Declaration of Homestead, recorded August 13); and 585 Kinne Brook Rd (sellers Diane M. Reckless and Andrew C. Kauffunger, buyer listed as a Modification Agreement, recorded July 17).

NEIGHBORHOOD BREAKDOWN

Old North Rd accounted for two of the six recorded transfers, at 418 Old North Rd and 1103 Old North Rd, the only street with more than one transaction this period. The remaining four transfers were spread across four different streets, Old Post Rd, Dingle Rd, West St and Kinne Brook Rd, with no other geographic clustering. By price tier, both disclosed sales fell under $500,000; no price data is available to place the other four transactions into a tier.

MARKET NOTES

A bank appears as either seller or buyer in three of the six records: Florence Bank as seller at 496 Old Post Rd, JPMorgan Chase Bank NA as seller at 425 Dingle Rd, and Adams Community Bank as buyer at 418 Old North Rd. The deed records do not specify the nature of these transactions beyond grantor and grantee.

Two records list something other than a person or company as the buyer: the 392 West St record shows "Declaration of Homestead" and the 585 Kinne Brook Rd record shows "Modification Agreement" in the buyer field. This suggests those two entries may reflect the recording of a homestead declaration and a mortgage modification agreement rather than a property sale.

One transaction, at 1103 Old North Rd, involved a government buyer, the Massachusetts Community Development Block Grant Program together with the Town of Chesterfield, at the lowest disclosed price in the period, $11,735.

No bedroom, bathroom or square-footage data accompanies any of these deed records, so no price-per-square-foot comparison is possible this period.
