Only Two of Nine Huntington Home Sales Carry Recorded Prices So Far

HUNTINGTON -- Nine property transfers were recorded in Huntington between Sept. 4 and Oct. 3, but only two carried a sale price in the registry so far, and both of those involved a lender as the buyer.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded nine Huntington property transfers during the period. Only two list a sale price: $150,000 and $180,598. Seven transfers have no price yet in the registry, which is typical; prices generally appear within about a week of recording and a missing figure does not mean either party withheld it. With most of the period's pricing still outstanding, and with several of the nine transfers being trust transfers or lender-to-borrower transactions rather than conventional sales, the available data does not yet support a read on overall market activity for the month.

TOP SALES 1. 6 Pine St sold for $180,598 on Sept. 18. Sellers Janet T. Smith and Russell G. Smith transferred the property to Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. 2. 73 County Rd sold for $150,000 on Sept. 15. Sellers Kurt Mengel and Andrea J. Mengel transferred the property to Polish National Credit Union. No other transfer recorded in this period has a sale price available yet.

NEIGHBORHOOD BREAKDOWN The nine transfers were spread across nine different streets, Worthington Road, Pisgah Road, Norwich Lake, Pond Brook Road, Goss Hill Road, Sampson Road, Pine Street, County Road and Pleasant Street, with no street recording more than one transaction this period. By price tier, the two recorded sales both fall in the $150,000-to-$180,598 range; the remaining seven transfers have no price tier to report yet.

MARKET NOTES Several of the period's transfers were not conventional buyer-seller sales. The transfers at 69 Worthington Rd and 17 Goss Hill Rd moved property from financial institutions, Westfield Bank and Farm Credit East ACA, respectively, to individual buyers. Both of the period's two recorded-price sales, 6 Pine St and 73 County Rd, also list a bank or credit union as the buyer. Three transfers, at 126 Pisgah Rd, 245 Norwich Lake and 40 Sampson Rd, moved property into or within a trust held by the same individuals already listed as sellers. The transfer at 2 Pleasant St was recorded as a declaration of homestead rather than a property sale. No bedroom, bathroom or square-footage data is available for any property in this period's deed records.
