Only Two of Eleven Recent Easthampton Property Transfers Carry a Price

EASTHAMPTON -- Eleven property transfers were recorded in Easthampton between Aug. 28 and Sept. 26, but only two carried a sale price in the Hampshire County Registry of Deeds as of this report. Those two prices ranged from $68,000 to $126,468, and banks or mortgage-related entities appeared as either buyer or seller in at least five of the 11 recorded filings.

MARKET OVERVIEW

The registry recorded 11 property transfers in Easthampton during the four-week period. Of those, two show a sale price so far: $68,000 at 13 Keddy St. and $126,468 at 78 West St. The median of those two recorded prices is $97,234, though a median based on only two transactions may not hold once additional prices are recorded for this period. Eleven recorded transfers over four weeks is a moderate volume, but whether that represents a change from prior months cannot be assessed without comparison data, which was not available for this report. The remaining nine transfers show no price yet in the registry. TOP SALES

78 West St. sold for $126,468 on Aug. 31, the highest recorded price of the period. The seller was listed as Pamela J. Denno; the buyer was listed as LoanDepot.com LLC and DART.

13 Keddy St. sold for $68,000 on Aug. 28, the only other transfer with a recorded price. The seller was listed as Lori J. Lannon; the buyer was listed as UMassFive College Federal Credit Union.

No other transfers recorded during the period show a sale price yet. Bed, bath and square-footage figures are not available from deed records for any of the 11 transfers.

NEIGHBORHOOD BREAKDOWN

Two of the 11 transfers involved the same building: 359 Main St., Hampton East, with Unit 18A recorded Aug. 31 and Unit 1B recorded Aug. 28. Both were transferred by the Hampton East Condominium Trust, and neither shows a price yet.

A transfer at 3 Little St., recorded Aug. 28, moved the property from Jason M. Morissette and Jeremy A. Morissette to Alfred E. Morissette and Diane S. Morissette, all sharing the same surname. No price is recorded for that transfer.

The remaining transfers are scattered across town with no shared street pattern. At 50 Plain St., recorded Sept. 1, Citizens Bank NA transferred the property to Christopher Ehorn Jr. and Tara Ann Henson. At 46 Pomeroy St., recorded Aug. 31, Mortgage Electronic Registration Systems Inc. transferred the property to Elyane Harney. At 39 Westview Ter., recorded Aug. 31, Cornerstone Bank transferred the property to Jonathan P. Ferguson. At 6 Fox Run, recorded Aug. 28, Amy M. Lehane and Erin N. Menard were listed as sellers, with the recorded document identified as a declaration of homestead. At 3 Chestnut St., recorded Aug. 28, NRES LLC and Tailor Ridge REIT LLC were listed as sellers, with the recorded document identified as a conditional assignment of rentals. One additional transfer, without a specific street address, recorded Aug. 28, moved from Fairfield LLC to Greenfield Cooperative Bank. None of these six transfers show a recorded price.

MARKET NOTES

A bank, credit union or mortgage-registration entity appears as either seller or buyer in at least five of the 11 recorded filings: Citizens Bank NA, Mortgage Electronic Registration Systems Inc. and Cornerstone Bank as sellers, and UMassFive College Federal Credit Union and Greenfield Cooperative Bank as buyers.

Several of the 11 recorded documents are not conventional buyer-to-buyer sales. The Fox Run entry is recorded as a declaration of homestead, the Chestnut Street entry is recorded as a conditional assignment of rentals, and both Hampton East condominium unit records list "D Certificate" rather than an individual buyer. These appear to be administrative or financing filings rather than open-market property sales, based on how the registry recorded them.

With a sale price available for only two of the 11 transfers, and no bed, bath or square-footage data in deed records, this dataset does not support a broader price-per-square-foot or property-type comparison for the period.
