Only Two of 16 Southampton Deeds Carry a Sale Price This Period

SOUTHAMPTON -- The Hampshire County Registry of Deeds recorded 16 property transactions in Southampton between Sept. 11 and Oct. 10, but only two carried a sale price by the time records were compiled, both tied to bank-related foreclosure deeds.

MARKET OVERVIEW Of the 16 recorded transactions, two carried a disclosed sale price: $100,000 for 39 Rattle Hill Rd and $200,000 for 132 Brickyard Rd. That puts the disclosed price range at $100,000 to $200,000, with a median of $150,000. Prices for the remaining 14 transactions were not yet available in registry records as of this report. Sale prices typically appear in the registry within about a week of recording, so additional figures from this period may surface later. With only two of 16 recorded transfers carrying price data so far, the raw count does not support a read on whether the period was active or quiet for priced home sales in Southampton.

TOP SALES The only two transactions with recorded prices were both deeds to lending institutions rather than individual buyers. At 132 Brickyard Rd, the property sold for $200,000 on Sept. 14; the sellers were Dan Grimsley and Daniel Grimsley, and the buyer was US Bank NA. At 39 Rattle Hill Rd, the property sold for $100,000 on Sept. 14; the sellers were John R. Surgen and Sally S. Surgen, and the buyer was TruNorth Bank. No other transaction in this period had a recorded sale price, so no further entries can be ranked among the top sales.

NEIGHBORHOOD BREAKDOWN Several streets had more than one recorded deed this period. Brickyard Road had two filings: 165 Brickyard Rd (Mortgage Electronic Registration Systems Inc. to Newrez LLC, price not yet available) and 132 Brickyard Rd ($200,000, Grimsley to US Bank NA). Pomeroy Meadow Road had two filings at 22 Pomeroy Meadow Rd Unit 9, both involving Raymond W. Sliz and the Raymond W. Sliz Revocable Trust, with price not yet available. Parc Place had two filings at 10 Parc Pl Unit 1, both involving Mary T. Brunelle and the Mary T. Brunelle Revocable Trust, with price not yet available. College Highway had two filings: 134 College Highway (Fannie Mae and Capital One NA to Longhill Gardens LLC) and 264 College Highway Unit 2 (a declaration of homestead filed by Nicholas P. Jolicoeur), neither with a recorded price. Coleman Road had two filings on the same date involving NSA Property Holdings LLC and the town of Southampton. The remaining streets, Gunn Road Extension, Camp Jahn Road, East Street, Bissonnette Circle and Belanger Road, each had a single filing. By price tier, both disclosed sales fell under $500,000; no tier breakdown is possible for the remaining 14 transactions since prices are not yet available.

MARKET NOTES Several of this period's filings were not open-market sales between unrelated buyers and sellers. Four involved a property moving into or within a family trust: 30 Gunn Rd Extension (Jeffrey and Kathleen M. Sullivan to themselves as trustees), 22 Pomeroy Meadow Rd Unit 9 (Raymond W. Sliz to himself as trustee of his own revocable trust), 10 Parc Pl Unit 1 (Mary T. Brunelle to herself as trustee of her own revocable trust) and 13 Camp Jahn Rd (Michael Bittman, as trustee of the Charlotte L. Bittman Irrevocable Trust, to Douglas E. Bittman). Two filings were declarations of homestead rather than property transfers: 10 Parc Pl Unit 1 and 264 College Highway Unit 2. One filing, at 13 East St, was a notice of an alternative sewage disposal system rather than a sale. Two filings recorded the same day, at 9 Coleman Rd and an entry listing only "Southampton, MA," share the same seller, NSA Property Holdings LLC, and the same buyer, the town of Southampton, suggesting they relate to the same underlying transaction. The two transactions that did carry a price, 132 Brickyard Rd and 39 Rattle Hill Rd, were both deeds to banks (US Bank NA and TruNorth Bank), a pattern consistent with foreclosure-related filings rather than owner-to-owner sales. Unit numbers at Parc Place and Pomeroy Meadow Road indicate those are condominium transfers rather than single-family transactions.
