HADLEY -- The Hampshire County Registry of Deeds recorded 12 property transfers in Hadley between Sept. 4 and Oct. 3, but only two carried a sale price as of this writing, and both of those involved a bank or credit union as the buyer rather than an individual homeowner.

MARKET OVERVIEW Twelve property transfers were recorded in Hadley during the period. Of those, two have a sale price posted in registry data so far: $25,000 and $50,000, producing a median of $37,500 based on those two records. The remaining 10 show price not yet available, which is typical for deed data and usually reflects a lag of about a week before the registry's pricing data catches up, not a withheld figure. Because only 2 of 12 transfers have a posted price, and both of those priced transfers list a bank or credit union as the buyer rather than an individual purchaser, the $25,000-to-$50,000 range and $37,500 median should not be read as representative of typical home resale values in Hadley this period. The raw count of 12 transfers, on its own, does not indicate whether the period was active or quiet without comparable prior-period data.

TOP SALES The only two transfers with a recorded price were, in descending order: 41 Old Mountain Rd, $50,000, recorded Sept. 4. Seller: Heather M. Barstow and Anthony T. Barstow. Buyer: Polish National Credit Union. 6 Norwottuck Dr, $25,000, recorded Sept. 11. Seller: Colleen F. Meadows and Michael N. Meadows. Buyer: TruNorth Bank. No price has posted yet for the other 10 recorded transfers, which included properties at 49 Breckenridge Rd, 7 High Meadow Rd, 1 Kozera Ave, 120 Hockanum Rd, 22 Rocky Hill Rd, 26 Breckenridge Rd, 11 Crestview Dr, 59 Bay Rd, 4 Sunrise Dr and 15 Laurel Dr. Because pricing is unavailable for those records, they cannot be ranked against the two above.

NEIGHBORHOOD BREAKDOWN Breckenridge Road accounted for two of the 12 recorded transfers, at 49 Breckenridge Rd and 26 Breckenridge Rd; neither has a posted price yet. The other 10 transfers were spread across 10 different streets, with no other street appearing more than once. By price tier, the only two transfers with available figures, $25,000 and $50,000, both fall well under $500,000, though as noted above both went to financial institutions rather than individual buyers. The remaining transfers cannot be placed into a price tier until figures post.

MARKET NOTES A majority of the period's recorded transfers, 8 of 12, listed a bank, mortgage company or credit union as either the seller or the buyer: PeoplesBank (49 Breckenridge Rd), Rocket Mortgage LLC (1 Kozera Ave), Greenfield Cooperative Bank (120 Hockanum Rd), USAA Federal Savings Bank (22 Rocky Hill Rd), Greenfield Savings Bank (26 Breckenridge Rd), TruNorth Bank (6 Norwottuck Dr) and Polish National Credit Union (41 Old Mountain Rd). Two records, 11 Crestview Dr and 59 Bay Rd, show a Declaration of Homestead rather than a conveyance to a new buyer. Two other transfers kept ownership within the same family: 4 Sunrise Dr passed from John S. Mieczkowski Sr. and John S. Mieczkowski to John S. Mieczkowski Jr., and 15 Laurel Dr passed from Bjorn E. Somlo, as trustee, and the Somlo Family Heritage Trust to Somlo Tor Petersen. A fifth record, 7 High Meadow Rd, moved ownership from Lisa Horvitz and Adam Rothberg as individuals into a trust held by the same two people as trustees. No bedroom, bathroom or square-footage data is available from deed records for any of the 12 transfers, and property type (single-family, condominium or multi-family) is not specified in the data.
