Only One Of Five Westhampton Property Transfers Discloses A Sale Price

WESTHAMPTON -- Ten instruments were recorded at the Hampshire County Registry of Deeds for Westhampton properties between Aug. 7 and Sept. 5, but only five represented actual property transfers between buyers and sellers, and just one of those disclosed a sale price.

MARKET OVERVIEW

Of the 10 recorded documents, five were property transfers with identifiable buyers and sellers. The remaining five were other types of recordings: three declarations of homestead, one notice of an alternative sewage disposal system, and one order of conditions from the Westhampton Town Conservation Commission. These are legal filings tied to existing owners or town review processes, not property sales, and are not counted among the period's transfers.

Among the five actual transfers, only one disclosed a sale price: $66,690. Because disclosed pricing is limited to a single transaction, the price range and median sale price for the period are both $66,690. With just five transfers and minimal price disclosure, the raw count alone suggests a quiet period for recorded activity, though the lack of pricing data limits any broader read on market conditions.

TOP SALES

The only transfer with a disclosed price was a Westhampton property (street address not listed in the deed record) that sold for $66,690 on Aug. 14. Seller Kenneth Andrews conveyed the property to buyers Michael E. Novak and Lynanne M. Novak.

The remaining four transfers did not disclose a sale price. Florence Bank conveyed 302 Main Rd. to Jennifer E. Nichols on Aug. 25. Mortgage Electronic Registration Systems Inc. (MERS) conveyed 99 Chesterfield Rd. to David P. Avakian and Amy E. Avakian on Aug. 24. Robert Currie conveyed 207 Main Rd. to GoodLeap LLC on Aug. 17. Scott J. Johndrow and Jennifer E. Johndrow conveyed 29 Hathway Rd. to Scott J. Johndrow and Jennifer E. Johndrow as trustees on Aug. 19, a transfer within the same family into trust ownership.

NEIGHBORHOOD BREAKDOWN

Main Road accounted for two of the five transfers: 302 Main Rd. and 207 Main Rd., both changing hands without a disclosed price. The other three transfers were on separate streets: Chesterfield Road, Hathway Road, and one property in Westhampton without a listed street address. No other street had more than one transfer in the period.

By price tier, only one transaction can be categorized, the $66,690 sale, which falls under $500,000. The other four transfers cannot be placed into a price tier because no consideration amount was recorded.

MARKET NOTES

Two of the five transfers originated from lenders rather than individual sellers: Florence Bank was the grantor on 302 Main Rd., and MERS, which tracks mortgages on behalf of lenders, was the grantor on 99 Chesterfield Rd. One transfer, 29 Hathway Rd., moved ownership from individuals to those same individuals acting as trustees, a same-family trust transfer. Beds, baths, and square footage were not available in the deed data, so no price-per-square-foot comparison can be made.

Separately, five of the 10 recorded documents in the period were not property sales. Three were declarations of homestead filed by current owners at 150 Kings Highway, 284 Northwest Rd. and 75 Reservoir Rd. One was a notice of an alternative sewage disposal system at 12 Stage Rd. One was an order of conditions issued to the Westhampton Town Conservation Commission concerning a property adjacent to 112 Reservoir Rd. None of these five involved a change of ownership to a new buyer and none are included in the sales totals above.
