WILLIAMSBURG -- The Hampshire County Registry of Deeds recorded 12 property transfers in Williamsburg between Sept. 11 and Oct. 10, but sale prices have posted for only four of them so far. The highest-priced transfer on file, a $409,000 sale on Oneil Road, was recorded Sept. 18.

MARKET OVERVIEW Twelve deeds were recorded in Williamsburg during the period. Of those, four carry a sale price so far, ranging from $40,000 to $409,000, with a median of $189,000. The other eight transfers have not yet had a price posted to the registry, which typically appears within about a week of recording; those entries are price not yet available, not a withheld figure. Twelve recorded transactions in a four-week span is a notable count for a small town, though with two-thirds of the deeds still lacking price data, the overall market cannot yet be characterized as strong or soft based on price alone.

TOP SALES All four of the period's priced transactions are listed below, from highest to lowest.

The month's highest-priced transfer was 24 Oneil Road, which sold for $409,000 on Sept. 18. The sellers were Rosalyn Driscoll, as trustee, and Lockett A. Wasson; the buyer was Florence Bank.

18 Nash Hill Road sold for $310,000 on Sept. 29. The sellers were William P. Rohan Jr. and Christopher J. Rohan; the buyer was Virginia Rohan Hall.

8 Petticoat Hill Road sold for $68,000 on Sept. 24. The seller was Alicia M. Smith; the buyers were Spring EQ LLC and Mortgage Electronic Registration Systems Inc.

125 Goshen Road sold for $40,000 on Sept. 17. The seller was Jason Christopher Harder; the buyer was Greenfield Savings Bank.

NEIGHBORHOOD BREAKDOWN Briar Hill Road had two recorded transfers during the period, at 39 Briar Hill Road (Sept. 28) and 26 Briar Hill Road (Sept. 11); neither has a posted price yet. Main Street also had two transfers, at 13 Main St. (Sept. 15) and 183 Main St. (Sept. 11), both also without a posted price. The remaining eight transfers were spread across North Street, Nash Hill Road, Adams Road, Petticoat Hill Road, Old Goshen Road, Goshen Road and one Williamsburg parcel recorded without a street address, with no other street-level clustering. Among the four priced sales, two fell under $100,000 (Petticoat Hill Road at $68,000 and Goshen Road at $40,000) and two fell between $300,000 and $410,000 (Nash Hill Road at $310,000 and Oneil Road at $409,000); no priced sale fell in the $100,000-to-$300,000 range this period.

MARKET NOTES Several of the period's recorded deeds list a bank as a party. Florence Bank is the seller on three deeds (3 North St., 96 Old Goshen Road and 26 Briar Hill Road) and the buyer on one (24 Oneil Road); Greenfield Savings Bank and Greenfield Cooperative Bank each appear once, as buyer and seller respectively. Two transfers involved a trustee: 24 Oneil Road (Rosalyn Driscoll, trustee) and 26 Briar Hill Road (Carol Conz and Carol A. Conz, both listed as trustee). The Nash Hill Road sale transferred the property from two sellers surnamed Rohan to a buyer named Virginia Rohan Hall, a transfer within the same family. Two deeds, at 63 Adams Road and 183 Main St., list the grantee as "Declaration of Homestead" and "Certificate of Compliance," respectively, administrative filing types rather than named buyers. Beds, baths and square footage are not available in Hampshire County deed records for any property in this period.
