PLAINFIELD -- Nine documents were recorded at the Hampshire County Registry of Deeds for Plainfield properties between Sept. 11 and Oct. 10, but only one includes a sale price so far: a $60,000 transaction on Hawley Street.
MARKET OVERVIEW
The registry recorded nine documents tied to Plainfield addresses during the period. Of those, four represent an actual transfer of property to a new owner. The other five are administrative filings, declarations of homestead and estate-tax paperwork, that do not convey property to a new owner. Only one of the four transfers, 39 Hawley St., has a sale price recorded so far: $60,000. That is also the only figure available to set a price range or median for the period. Prices for the remaining three transfers had not reached the registry as of this reporting; sale prices typically post within about a week of recording, so additional figures may appear in next month's filings. With just one priced sale on the books, the raw count of nine filings cannot be read as either an active or quiet period for the local market.
TOP SALES
39 Hawley St. sold for $60,000 on Sept. 15. Sellers were Jonathan W. Herbert and Suzanne E. Platanitis; buyers were Ronald and Hilary Weeks. Bed, bath and square-footage figures were not available in the deed record.
Three other properties changed ownership during the period but have no price on record yet: 248 South Central St., sold Oct. 6 from TruNorth Bank to William L. and Paula C. Bundy; 234 South Central St., sold Oct. 1 from Freedom Credit Union to Matthew Ingellis and Payton Atwell; and 37 West Hill Rd., sold Oct. 2, transferred from the estate of Susan C. Donoghue and personal representative Deborah Slaven to Deborah Slaven and Lori Reese Deyo.
NEIGHBORHOOD BREAKDOWN
South Central Street accounted for three of the nine filings: the Oct. 6 sale at 248 South Central St., and two estate-related filings at 334 South Central St. (an estate tax affidavit and a certificate releasing the Massachusetts estate tax lien, both recorded Oct. 6). West Hill Road accounted for two filings: the Oct. 2 estate transfer at 37 West Hill Rd. and a declaration of homestead filed Sept. 21 at 208 West Hill Rd. Single filings were recorded on South Union Street, Main Street and Hawley Street.
MARKET NOTES
Two of the four ownership transfers, at 248 and 234 South Central St., originated from financial institutions (TruNorth Bank and Freedom Credit Union) rather than individual sellers. One transfer, at 37 West Hill Rd., moved a property from an estate to related individuals; the deed record does not indicate the reason for the transfer. Three of the nine filings were declarations of homestead, at 24 South Union St., 296 Main St. and 208 West Hill Rd., which protect an owner's existing equity and do not change ownership. No bed, bath or square-footage data was available for any property in this period's deed records, so no price-per-square-foot comparison could be made.
