No sale prices posted for any Chesterfield property transfer this period

CHESTERFIELD -- Ten documents were recorded at the Hampshire County Registry of Deeds for Chesterfield addresses between Aug. 28 and Sept. 26, but only a handful represent actual property transfers, and none carried a sale price by the time this report was compiled.

MARKET OVERVIEW

Of the 10 recorded documents, five were declarations of homestead, which protect an owner's existing equity and do not represent a change in ownership. The remaining five included a forest land tax lien, an affidavit regarding estate tax, a decision regarding a special permit, and two transactions that appear to be actual property transfers: a deed from Florence Bank to Dorothea C. Hanson at 23 Bissell Rd. and a deed from UMassFive College Federal Credit Union to Patricia Obrien at 588 Main Rd. A third recording, at 71 Fuller Rd., moved the property from CJ Lammers and Sarah Rauber into the CJ Lammers Trust, an internal trust transfer rather than a sale to a new owner. With two to three genuine transfers and no consideration amounts yet recorded for any of them, there isn't enough data to calculate a price range or median for this period. That is too few transactions to characterize the month as active or quiet.

TOP SALES

No sale prices had reached the registry for any Chesterfield recording in this period. The transfers most likely to represent actual sales are 23 Bissell Rd., deeded from Florence Bank to Dorothea C. Hanson on Sept. 17, and 588 Main Rd., deeded from UMassFive College Federal Credit Union to Patricia Obrien on Sept. 11. Both involve a lending institution as grantor, which can indicate a previously foreclosed or bank-owned property changing hands. Price not yet available for either. A third transfer, 71 Fuller Rd. on Sept. 14, moved ownership from CJ Lammers and Sarah Rauber to the CJ Lammers Trust; price not yet available, and this transaction is a trust placement rather than a sale to an outside buyer.

NEIGHBORHOOD BREAKDOWN

Fuller Road saw two recordings on the same day, Sept. 14: the trust transfer at 71 Fuller Rd. and a declaration of homestead at 17 Fuller Rd., both involving the names Lammers and Rauber. No other street had more than one recording in this period. Because no prices are available, transactions cannot be grouped into price tiers this month.

MARKET NOTES

Half of the period's 10 recordings, five in all, were declarations of homestead rather than sales: 135 Main Rd., 17 Fuller Rd., 272 Sugar Hill Rd., 180 Willcutt Rd., and one filed against a property identified only as "Chesterfield" in the registry index but tied to a forest land tax lien involving Craig Pittsinger and the Chesterfield Town Assessors. A separate affidavit regarding estate tax was recorded for 30 North Rd. involving the estate of Debra L. Blanchard. A decision regarding a special permit was recorded for 53 Bofat Hill Rd., involving Verizon Wireless and SBA Communications, which does not represent a residential sale. Bed, bath, and square-footage figures are not available from deed records for any of the period's transactions. Sale prices for the two or three transfers that do appear to be property sales typically reach the registry's data within about a week of recording and had not yet posted as of this report.
