Lone Priced Sale In Middlefield Sets September's Only Market Benchmark

MIDDLEFIELD -- The Hampshire County Registry of Deeds recorded eight property transfers in Middlefield between Sept. 4 and Oct. 3, but only one carried a sale price by the reporting deadline, limiting what can be said about the month's market so far.

MARKET OVERVIEW Eight deeds were recorded in Middlefield during the period. Of those, one transfer, at 6 Johnny Cake Hill Road, had a recorded sale price by Oct. 3: $377,492. The remaining seven are listed as price not yet available, which typically means the figure has not yet reached the registry's data, not that a price was withheld. Because only one deed carries a price, that figure stands as both ends of the range and the calculated median; it does not represent a median across all eight transfers. The raw count of eight recorded deeds is in line with a typical month, though most of the period's price data had not posted as of this report.

No other transaction in the period has a recorded price yet. The remaining six deeds, covering East River Road, Skyline Trail, Arthur Pease Road, Chipman Road and Clark Wright Road, are listed as price not yet available.

NEIGHBORHOOD BREAKDOWN 6 Johnny Cake Hill Road, also recorded as 6 Johnnycake Hill Road, accounted for two of the eight deeds filed in the period, both within a two-day span, Sept. 8 and Sept. 10. No other street had more than one recorded transfer. The remaining six transactions were spread across East River Road, Skyline Trail, Arthur Pease Road, Chipman Road, Clark Wright Road and one listing with no street address given. With only one transaction carrying a price, sales cannot yet be grouped into price tiers.

MARKET NOTES Several of the period's eight recorded deeds were not conventional buyer-to-new-owner home sales. The Sept. 10 transfer at 6 Arthur Pease Road listed the buyer as "Declaration of Homestead," a type of filing rather than a sale to a new owner. The Sept. 8 transfer at 0 Clark Wright Road moved the property from Diamond and Nancy Kongoletos to Diamond Kongoletos and Nancy Kongoletos as trustees, a transfer within the same family. The deed with no listed street address moved ownership from Skyline Water Works Inc. to Skyline Historic Waterworks Inc., an entity-to-entity transfer rather than a residential sale. Two deeds, at 185 East River Road and 85 Chipman Road, listed a bank, PeoplesBank and Westfield Bank respectively, as the seller.
