Just three of 19 South Hadley sales carry a recorded price so far

SOUTH HADLEY -- The Hampshire County Registry of Deeds recorded 19 property transfers in South Hadley between Sept. 11 and Oct. 10, 2026, but prices have posted for only three of them so far, leaving most of the period's market activity still to be priced.

MARKET OVERVIEW Of the 19 deeds recorded during the period, only three carry a sale price in the registry's data as of this writing. Those three range from $100,000 to $554,900, with a median of $196,000. The other 16 transfers show price not yet available, which is typical for recently recorded deeds and usually means the consideration amount has not yet reached the registry's data, not that a price was withheld. Taken on raw count alone, 19 recorded transfers over a one-month span points to active deed-recording activity in South Hadley. Because 16 of those 19 lack a price, however, the data available right now supports conclusions about volume more than about where prices are trending.

TOP SALES The highest-priced transaction recorded was 35 Alvord St, which sold for $554,900 on Sept. 15. Sellers Carole C. Bielizna and Christian B. Bielizna transferred the property to Vincent Hogan and Tracy Hogan, as trustees. The second-highest was 41 West Summit St, Unit 31, within the Falls Woods Estate condominium, which sold for $196,000 on Sept. 16. Sellers Karl G. Lindberg and Karen M. Grycel transferred the unit to Brendan J. Kelly. The third was 42 Washington Ave, which sold for $100,000 on Sept. 11. Seller Patricia A. Keohan transferred the property to Greenfield Cooperative Bank. No other sales in this period have a recorded price yet, so a fuller top-five ranking is not possible with the data currently available.

NEIGHBORHOOD BREAKDOWN Two addresses stand out for repeat activity. Red Bridge Lane recorded two separate transfers during the period: 29 Red Bridge Lane, where Polish National Credit Union transferred the property to Steven G. Marsh and Theresa M. Greco on Sept. 15, and 37 Red Bridge Lane, where PeoplesBank transferred the property to Howard F. Reznik and Carol G. Reznik on Sept. 14. Neither carries a price yet. The Falls Woods Estate condominium unit at 41 West Summit St, Unit 31, appears in three separate deeds, all recorded Sept. 16: the $196,000 sale to Brendan J. Kelly, a second transfer with no price listed to a certificate holder, and a third transfer, also with no price listed, to the town of South Hadley. Among the three sales with recorded prices, two fell under $500,000 (Washington Avenue and West Summit Street) and one exceeded $500,000 (Alvord Street). The remaining 16 properties, on Morgan Street, Ludlow Road, Mary Lyon Drive, Bardwell Street, Judd Avenue, Crystal Lane, Alvord Place, Hadley Street, Pine Street, Silver Street, River Road and Park Street, do not yet show a recorded price.

MARKET NOTES A notable share of this period's deeds, 11 of 19, list a bank or mortgage-related entity, including Mortgage Electronic Registration Systems Inc., Bank of America, United Bank, PeoplesBank, Florence Bank and Greenfield Cooperative Bank, as either the seller or the buyer. Two transfers moved property within the same family: 275 Hadley St passed from Joan Groden O'Connell to a trust in her own name, and 3 Crystal Lane passed between members of the Simone family. One deed, at 36 Pine St, is a certificate releasing a Massachusetts estate tax lien rather than a conventional sale. Beds, baths and square footage are not available in deed records and are omitted from this report.
