Huntington Sale Prices Span $13,000 To $400,000 As Median Hits $92,361

HUNTINGTON -- Twelve deeds were recorded in Huntington between Aug. 14 and Sept. 12, but only four listed a sale price, ranging from $13,000 to $400,000, according to Hampshire County Registry of Deeds records.

MARKET OVERVIEW The registry recorded 12 property transfers in the four-week period. Among the four transactions with a disclosed consideration amount, prices ranged from $13,000 to $400,000, with a reported median sale price of $92,361. The dataset does not include prior-month figures for comparison, so this period's volume is reported without characterization as active or quiet. Of the 12 recorded transfers, eight, or two-thirds, did not include a disclosed sale price, which is common in deed filings tied to lenders, trusts or family transfers rather than open-market sales.

TOP SALES The highest-priced recorded transaction was 11 Tucker Road, which sold for $400,000 on Aug. 17. The sellers were listed as Shelley Duda Anderson and David J. Anderson Jr.; the buyer was BankESB.

At 199 Goss Hill Road, the property sold for $116,000 on Aug. 19. The seller was Franklin Delano Anglin III; the buyers were Steven Robbins and Anne Chapdelaine.

18 E Main St. sold for $68,723 on Aug. 27. The sellers were listed as Joshua E. Ellinger and Joshua Ellinger; the buyers were LoanDepot.com LLC and Dart Collateral Manager LLC.

A property listed only as Huntington, MA sold for $13,000 on Aug. 14. The sellers were Mark F. Jerusik and Nancy A. Jerusik; the buyers were Richard G. Kendra and Annette D. Kendra.

The remaining eight recorded transfers, at 93 Pond Brook Road, 0 Pond Brook Road, 8 Tucker Road, 15 Allen Coit Road, 89 Pisgah Road, 2 Sampson Road, 1 Aldrich Ave. and 128 Norwich Lake, did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN Two streets each recorded two transfers during the period. Pond Brook Road saw transfers at 93 Pond Brook Road, from Daniel and Yevgeniya Gnidenko to the Town of Huntington, and at 0 Pond Brook Road, from Noel S. Keeney and Noel W. Keeney to Noel W. Keeney; neither transfer included a disclosed price. Tucker Road also recorded two transfers: 8 Tucker Road, from Florence Bank to Jill G. Eldredge, with no price disclosed, and 11 Tucker Road, the period's top disclosed sale at $400,000. All four transactions with a disclosed price fell under $500,000, with prices in this period spanning $13,000 to $116,000 for three of the four and $400,000 for the fourth.
