Just Two Of Fifteen Hatfield Deeds Show A Recorded Sale Price

HATFIELD -- Of the 15 property transfers recorded in Hatfield from Sept. 4 through Oct. 3, only two included a sale price, leaving most of the period's real estate activity without pricing data available to the public so far.

MARKET OVERVIEW The Hampshire County Registry of Deeds recorded 15 property transfers in Hatfield during the five-week period. Only two carried a sale price: $100,000 for a property on Straits Road and $150,000 for a property on Primrose Path, both recorded Sept. 10. Together they produce a price range of $100,000 to $150,000 and a median of $125,000, though that figure rests on just two transactions. The other 13 filings, which include bank and credit union transactions, municipal acquisitions, a family transfer and condominium-related records, had no price recorded as of this reporting period. Sale prices typically appear in registry records within about a week of filing, so additional figures for these transfers may surface in coming weeks. With only two priced sales, the data provides limited basis for judging whether the period was active or quiet.

TOP SALES 15 Primrose Path sold for $150,000 on Sept. 10. Kerry O'Sullivan was the seller; First Eagle Federal Credit Union was the buyer, according to the deed. 70 Straits Road sold for $100,000 on Sept. 10. Julie A. Poudrier was the seller; Florence Bank was the buyer. No other transaction recorded in this period included a sale price, so these two filings are the only ones that can be ranked.

NEIGHBORHOOD BREAKDOWN Elm Street saw the most filings of any street, with three separate entries: 137 Elm St. transferred to Brian D. McGrath; 115 Elm St. Unit 11A transferred to Lois Page, listed as trustee; and 18 Elm St. Anna Hunt Breed Unit 16 transferred to an entity listed as "Rents." None of the three included a recorded price. Main Street in Hatfield Center also generated multiple filings tied to the Main St. Hatfield Center and Hatfield Center Condominium entities, including records described as a maintenance agreement and a sewer-line agreement. None of these carried a sale price. Both priced transactions this period, 70 Straits Road and 15 Primrose Path, fall in the under-$500,000 tier. No transfers above that threshold were recorded.

MARKET NOTES Several September filings involved mortgage-related entities rather than conventional buyer-seller transactions. Mortgage Electronic Registration Systems Inc. was listed as seller for both 137 Elm St. and 4 Plantation Road, and TruNorth Bank and Freedom Credit Union appeared as sellers in other filings; none of these included a recorded price. The town of Hatfield was listed as buyer for 23 West St. and 166 Depot Road, also without a recorded price. Two filings were marked nominal consideration under $10,000, meaning no market price applies: 122 Bridge St., transferred by an estate's personal representative to Willflo Corp, and 8 Pantry Road, transferred among members of the Liebenow family. No bedroom, bathroom or square-footage data was available for any property in this period, and the mix of transaction types, including easements, municipal purchases and condominium association filings, makes it difficult to characterize the period as a typical residential sales market.
