Hatfield Home Prices Range Widely as Most September Sales Await Pricing

HATFIELD -- Ten property transfers were recorded in Hatfield between Sept. 11 and Oct. 10, but sale prices had been entered into the registry for only two of them as of this report, leaving most of the month's market activity without pricing data.

MARKET OVERVIEW Of the 10 deeds recorded in Hatfield this period, two included a sale price: $572,600 for a property on King Street and $238,450 for a Hatfield property with no street address listed in the registry record. Based on those two figures, the price range was $238,450 to $572,600, with a median of $405,525. One additional transfer, at 122 Bridge St, was recorded for nominal consideration under $10,000 and is not counted as a market sale. The remaining seven transactions, involving banks, a trust, a condominium entity and the town of Hatfield, had not yet had sale prices recorded. With eight of 10 recorded transfers lacking price data, the raw count of 10 transactions does not, by itself, indicate whether the period was active or quiet; price-data lag limits that assessment this month.

TOP SALES 19 King St sold for $572,600 on Sept. 18. Patrick Andrew Boughan and Jennifer Christine Akey were the sellers of record; Mortgage Electronic Registration Systems Inc (MERS) was the buyer of record.

A Hatfield property with no street address specified in the registry record sold for $238,450 on Sept. 17. Valley Educational Associates Inc was the seller of record; Greenfield Savings Bank was the buyer of record.

No other transaction in this period has a recorded sale price yet. Eight additional deeds, covering properties on Elm Street, Main Street, North Hatfield Road and Bridge Street, are awaiting price data from the registry.

NEIGHBORHOOD BREAKDOWN Elm Street had three recorded transfers: 91 Elm St, 137 Elm St, and 18 Elm St (Anna Hunt Breed, Unit 16). None has a recorded sale price yet.

Main Street in Hatfield Center had three related recordings, all referencing addresses at 60, 62 and 64 Main St. One names the Hatfield Center Condominium as a party; another references a sewer line agreement. None of the three has a recorded sale price.

One transfer each was recorded on North Hatfield Road and Bridge Street. King Street and the unaddressed Hatfield property are the only locations with recorded sale prices this period, at $572,600 and $238,450, respectively.

MARKET NOTES With price data available for only 2 of 10 recorded transfers, broader analysis of price per square foot or property-type trends is not possible this period. Several deeds name mortgage or lending-related entities as parties, including Mortgage Electronic Registration Systems Inc as buyer on King Street, Greenfield Savings Bank as buyer on the unaddressed property, and Mortgage Electronic Registration Systems Inc and Quicken Loans Inc as sellers on 137 Elm St, where Brian D. McGrath is listed as buyer. One condominium-unit transfer was recorded at 18 Elm St, Unit 16. The 122 Bridge St transfer, recorded for nominal consideration, lists a personal representative and the "Maroney John W Est" as sellers, indicating an estate-related recording; it is not counted as a market sale. The three Main Street Hatfield Center recordings, which name the Hatfield Center Condominium and reference a sewer line agreement, appear to be administrative or infrastructure-related filings rather than conventional home sales, based on the entity names in the records.
