Hadley's Three Priced Sales Range From $50,000 to $175,000 in September

HADLEY -- Hampshire County Registry of Deeds records show nine property transfers in Hadley from Aug. 28 through Sept. 26, but only three carry a sale price so far, ranging from $50,000 to $175,000.

MARKET OVERVIEW Nine deeds were recorded in Hadley during the four-week period. Three list a consideration amount, ranging from $50,000 to $175,000, with a median of $87,500 among those three. The other six deeds have no price on file, which is typical for the registry: sale prices for recently recorded transactions often take about a week to post and are not yet available for this report. Nine recorded deeds in a month is a modest volume for a town Hadley's size, but with two-thirds of the transactions still missing price data, the overall pace of the market cannot be further characterized this period.

NEIGHBORHOOD BREAKDOWN Russell Street accounted for two of the nine deeds: 455 Russell St, transferred Sept. 3 from Russell Street LLC to MutualOne Bank, and 231 Russell St, transferred Sept. 2 from TruNorth Bank and Bank ESB to Russell Street Landlord LLC. Neither has a price on file yet. The remaining seven transactions are spread across seven separate streets, with no other street-level clustering evident. Among the three priced sales, all fall under $200,000: one between $150,000 and $175,000, one at $87,500, and one at $50,000.
