Hadley Home Prices Swing From $25,000 to $701,500 in September

HADLEY -- Hampshire County Registry of Deeds records show 15 property-related filings for Hadley addresses recorded between Sept. 11 and Oct. 10, but only four carried a sale price by the time records were compiled, leaving most of the period's activity still without public pricing.

MARKET OVERVIEW Of the 15 filings, 12 were actual property transfers; the other three were a loan modification agreement, a zoning variance decision and a homestead declaration, none of which represent a sale. Among the 12 transfers, four have a recorded sale price so far, ranging from $25,000 to $701,500, with a median of $100,000. Eleven of the 15 filings, including eight property transfers, show price not yet available; registry data typically posts a sale price within about a week of recording, so additional figures may still appear for this period. With only a third of the month's transfers priced, the raw count of 15 filings alone is not enough to call the period active or quiet.

TOP SALES A $701,500 transfer of a Hadley property, with no street address specified in the deed record, from JMT Management LLC to Lion Rock Holdings LLC, recorded Sept. 18, was the highest-priced transaction of the period. 27 East Hadley Rd. sold for $100,000 on Sept. 23. Timothy W. and Donnalee S. Bushey were the sellers and MassMutual Federal Credit Union the buyer. 5 Cold Spring Lane sold for $100,000 on Sept. 21. Anthony S. and Amy E. Fyden were the sellers and UMassFive College Federal Credit Union the buyer. 6 Norwottuck Drive sold for $25,000 on Sept. 11. Colleen F. and Michael N. Meadows were the sellers and TruNorth Bank the buyer.

NEIGHBORHOOD BREAKDOWN Breckenridge Road had two recorded filings, at 14 Breckenridge Rd. and 49 Breckenridge Rd.; price not yet available for either. The remaining transfers were spread across separate streets, including East Hadley Road, Bayberry Lane, Cold Spring Lane, Sunrise Drive, Crystal Lane, Joelle Terrace, High Meadow Road, Kozera Avenue, Hockanum Road, Norwottuck Drive and Rocky Hill Road, with no other street repeating. By price tier among the four sales with recorded figures: three fell under $500,000 ($25,000, $100,000 and $100,000) and one exceeded $500,000 ($701,500).

MARKET NOTES A bank, credit union or mortgage company appeared as the buyer or seller in nine of the 12 recorded property transfers this period, including all four sales with recorded prices. Two filings were transfers between related parties rather than open-market sales: 10 Sunrise Drive moved from a trustee of the Frederick L. Blajda Real Estate Trust to Frederick L. Blajda, and 7 High Meadow Road moved from Lisa Horvitz and Adam Rothberg to themselves as trustees of their own trusts. No bedroom, bathroom or square-footage data was available in the registry records, so price-per-square-foot comparisons could not be made.
