GRANBY -- Hampshire County Registry of Deeds records show 14 property transfers in Granby between Sept. 4 and Oct. 3, but sale prices have posted for only three of them so far, a pattern typical of recent recordings still working through the registry's data pipeline.

MARKET OVERVIEW

The registry recorded 14 transfers in Granby during the period. Of those, three carried a listed sale price, ranging from $40,000 to $340,000, with a median of $50,000. The other 11 show price not yet available. Several of the 11 are not conventional owner-to-buyer home sales: three involve banks or credit unions as the seller following what deed records typically label as foreclosure-related transfers, one is a town acquisition, and three are other recorded instruments, an affidavit regarding a note secured by mortgage, a declaration of homestead, and an order of conditions, rather than straightforward property sales. Given that mix, the raw count of 14 recordings does not by itself indicate a particularly active or quiet month for traditional home sales in Granby.

TOP SALES

The highest-priced transaction was 597 Amherst Road, which sold for $340,000 on Sept. 11. Sellers Kellie A. Cronk and Jacques Alfred Cournoyer Jr. transferred the property to buyers Chaisuriya Sim and Kendra Elliott. Bed, bath and square footage figures were not available in the deed data.

The second-highest recorded price was $50,000 for 129 North St., sold Sept. 11. Sellers Tyler E. Scheinost and Erikka L. Scheinost transferred the property to Mortgage Electronic Registration Systems Inc., commonly known as MERS, a transaction type typically associated with mortgage assignment rather than an open-market home sale.

The third was 335 Batchelor St., which recorded a $40,000 sale on Sept. 4. Seller Lisa Smigiel transferred the property to Peoplesbank. As with the North Street transfer, a bank listed as buyer typically reflects a foreclosure-related or deed-in-lieu transaction rather than a traditional purchase.

No other transfers in the dataset carry a recorded price this period.

NEIGHBORHOOD BREAKDOWN

Batchelor Street saw two transfers this period: the $40,000 sale at 335 Batchelor St. on Sept. 4, and a transfer at 79 Batchelor St. the same day from seller Alexandra Echandi to a buyer listed as "Order of Conditions," a recorded instrument rather than a priced sale.

By price tier, all three sales with a recorded price fall under $500,000: one at $340,000 and two at $50,000 or below. No transfers in the current dataset carry a price above $500,000, though that could change as pending prices from the other 11 transfers post to the registry.

The remaining addresses, 128R School St., 11 Hubbard Dr., 54 Taylor St., 87 Cold Hill Dr., 470 East State St., 107 West St., 23 Trompke Ave., 307 Chicopee St. and one unaddressed Granby parcel, are spread across town with no other street-level clustering beyond Batchelor Street.

MARKET NOTES

Financial institutions appear as either seller or buyer in at least six of the 14 recorded transfers: Mortgage Electronic Registration Systems Inc., Peoplesbank, Country Bank for Savings, Digital Federal Credit Union, Bank of America N.A. and Polish National Credit Union (which appears three times, as seller at 107 West St., 23 Trompke Ave. and 307 Chicopee St.). That concentration suggests a meaningful share of this period's recorded activity reflects mortgage-related or post-foreclosure transfers rather than open-market home sales.

One transfer, 54 Taylor St., moved from private sellers Michael and Briana Durham to Granby Town. A second municipal-linked entry lists Granby Town and Breezy Acres LLC on an unaddressed parcel. No square footage, bedroom or bathroom data was available for any transfer in this dataset, so no price-per-square-foot comparison could be calculated.
