Goshen's three priced sales this month range from $20,000 to $152,800

GOSHEN -- Eight properties changed hands in Goshen over the past four weeks, but only three of those transactions have a sale price on file so far, ranging from $20,000 to $152,800.

MARKET OVERVIEW

The Hampshire County Registry of Deeds recorded eight transactions involving Goshen properties between Aug. 28 and Sept. 26. Of those, three carried a recorded consideration amount: $20,000, $89,000 and $152,800, putting the median sale price at $89,000. The remaining five transfers have no price on file yet; sale prices typically appear in registry data within about a week of recording, so those figures may still be added. Eight recorded transfers over a four-week span is a notable amount of activity by count alone for Goshen, though with prices missing on five of the eight, the period's overall dollar picture remains incomplete.

TOP SALES

The month's highest-priced transaction was 28 Birch Road, which sold for $152,800 on Sept. 15. Mark E. and Suzanne Z. Meserve sold the property to Florence Bank.

33 Washington Road sold for $89,000 on Sept. 24. Julia Reidy, as personal representative of the estate of Faith R. Borden, sold the property to John W. Kinchla.

2 Cape Street sold for $20,000 on Sept. 18. Robert J. Thomas sold the property to Michael George.

No other sale recorded in the period has a price on file yet.

NEIGHBORHOOD BREAKDOWN

Bissell Road accounted for two of the eight transfers: 77 Bissell Road, recorded Sept. 21, and 20 Bissell Road, recorded Sept. 17. Both moved from individual family members into trusts held by relatives with the same surname, Tirrell and Loven respectively, and neither has a recorded price yet.

The remaining sales were spread across five other locations, Washington Road, Cape Street, Birch Road, Spruce Corner Road and Lake Drive, plus one transfer listed only as being in Goshen with no street address given in the deed data. No other street had more than one recorded sale in the period.

Among the three sales with a recorded price, all fell under $200,000, ranging from $20,000 to $152,800.

Bedroom, bathroom and square-footage figures are not part of the deed record and are not available for these sales.

Several of the period's transfers were not sales between unrelated parties. Beyond the two Bissell Road trust transfers, a property listed only as being in Goshen changed hands Sept. 15, moving from a trust held by James G. McSweeney Jr. and Lisa Ann McSweeney to Forrest Kale McSweeney.

128 Spruce Corner Road transferred Sept. 11 from the Berube Family Trust to the town of Goshen. 164 Lake Drive transferred Aug. 28 from Mortgage Electronic Registration Systems Inc. to Georgia A. McCarthy. Among the three sales with a recorded price, one buyer was also an institution rather than an individual: Florence Bank purchased 28 Birch Road.
