Goshen's Priced Sales Span $20,000 to $152,800 in September Deed Records

GOSHEN -- Nine property transfers were recorded at the Hampshire County Registry of Deeds for Goshen between Sept. 4 and Oct. 3. Only three carried a recorded sale price by early October, ranging from $20,000 to $152,800, with a median of $89,000.

MARKET OVERVIEW Nine deeds were recorded for Goshen properties during the period. Of those, three have a recorded consideration amount so far: $20,000, $89,000 and $152,800, for a median of $89,000 among priced sales. Prices for the remaining six transfers were not yet available in registry data as of this report; that typically reflects a short lag before the registry's consideration figures are updated, not a withheld price. Several of the unpriced transfers are transfers within the same family or into a trust, which commonly carry no stated sale price. With only three priced sales, the raw count of nine recorded deeds does not by itself indicate whether the period was more or less active than usual.

TOP SALES 28 Birch Rd sold for $152,800 on Sept. 15. The sellers were Mark E. Meserve and Suzanne Z. Meserve; the buyer was Florence Bank.

33 Washington Rd sold for $89,000 on Sept. 24. The sellers were Julia Reidy, as personal representative, and the Faith R. Borden estate; the buyer was John W. Kinchla.

2 Cape St sold for $20,000 on Sept. 18. The seller was Robert J. Thomas; the buyer was Michael George.

NEIGHBORHOOD BREAKDOWN Bissell Road had two recorded transfers in the period: 77 Bissell Rd on Sept. 21 and 20 Bissell Rd on Sept. 17. Both moved property from individual family members into a family trust, and neither carried a recorded price. The three sales with recorded prices, at 28 Birch Rd, 33 Washington Rd and 2 Cape St, all fell under $200,000. The remaining transfers, at 1 Sugar Maple Lane, 78 Shaw Road, a parcel listed only as Goshen with no street address, and 128 Spruce Corner Road, are scattered across town with no shared street pattern.

MARKET NOTES Of the nine recorded transfers, several do not appear to be traditional buyer-seller sales. Four involved a transfer from individual owners into a family trust or from a trust to a family member: 77 Bissell Rd, 20 Bissell Rd, and the McSweeney transfer with no listed street address. The 128 Spruce Corner Road property transferred from the Berube Family Trust to the town of Goshen. The 78 Shaw Road filing lists a declaration of homestead rather than a sale to a new buyer. The 1 Sugar Maple Lane transfer moved from Freedom Credit Union to the Judd buyers. Bed, bath and square-footage figures are not available from deed records for any of the nine transfers.
