Four disclosed Williamsburg sales range from $26,000 to $290,000 this period

WILLIAMSBURG -- Eleven deeds were recorded at the Hampshire County Registry of Deeds for Williamsburg properties between July 17 and Aug. 15, but only four listed a sale price, limiting what the record shows about the town's broader market.

MARKET OVERVIEW Of the 11 recorded transfers, four disclosed a sale price: $26,000, $80,000, $120,000 and $290,000, a range of $26,000 to $290,000 with a median of $100,000. The other seven transfers, including bank-related conveyances, a trust transfer and two acquisitions by the town, did not include a recorded consideration amount. Eleven recorded deeds in a four-week span is a notable amount of activity for a small town, but with just four of the 11 showing a price, the data offers only a partial picture of what buyers actually paid.

TOP SALES The highest-priced transaction was a condominium unit at 10 North Main St., Unit 2, which sold for $290,000 on July 24. Arthur Scott was the seller and Deborah Lyons the buyer. At 103 Petticoat Hill Rd., the property sold for $120,000 on July 27; sellers Jeremy David Jackman and Jaime Recore Jackman transferred the property to Greenfield Savings Bank. At 35 Goshen Rd., the property sold for $80,000 on July 28; the sellers were listed as Elizabeth Mathers and Elizabeth Mathers as personal representative, with Stephen Vaiano and Esme Vaiano as buyers. At 13 Kingsley Ave., the property sold for $26,000 on July 28; seller Holly A. Hendricks transferred the property to Florence Bank.

NEIGHBORHOOD BREAKDOWN North Main Street accounted for three of the 11 recorded transfers: 10 North Main St. (price not disclosed, Aug. 4), 10 North Main St., Unit 2 ($290,000, July 24), and a related recording at 10 North Main St. Unit 2 involving a declaration of homestead (price not disclosed, July 24). No other street had more than one recorded transfer in the period. Among the four disclosed prices, one sale fell under $100,000 (13 Kingsley Ave. and 35 Goshen Rd.) and one exceeded $100,000 (103 Petticoat Hill Rd. and 10 North Main St. Unit 2).

MARKET NOTES Bank-related entities appear on one side of five of the 11 recorded transfers: Mortgage Electronic Registration Systems Inc. was the seller at both 10 North Main St. and 80 South St.; T Bank/Peoples United Bank NA was the seller at 67 Nash Hill Rd.; and Greenfield Savings Bank and Florence Bank were buyers at 103 Petticoat Hill Rd. and 13 Kingsley Ave., respectively. None of these five transactions disclosed a price. Two of the 11 transfers listed Williamsburg Town as the buyer, at 103 Main St. and at an address recorded without a street number, both without a disclosed price. One transfer, at 55 Depot Rd., moved a property from Anna M. Loven as trustee of the TIP Trust to Anna M. Loven individually, with no price disclosed. One of the four disclosed sales, the $290,000 transaction at 10 North Main St., was recorded as a condominium unit; the deed data does not indicate property type for the remaining transfers.
