EASTHAMPTON -- Hampshire County Registry of Deeds records show 15 property transfers in Easthampton between Sept. 4 and Oct. 3, ranging from a $30,000 transfer to a $583,920 condominium sale. Only seven of the 15 recorded transactions carry a sale price so far; the rest are still awaiting price data or are not standard arm's-length sales.

MARKET OVERVIEW

Fifteen deeds were recorded in the four-week period. Among the seven transactions with a recorded price, amounts ranged from $30,000 to $583,920, with a median of $230,000. The remaining eight entries show "price not yet available," which is typical for recently filed deeds since consideration amounts often take about a week to appear in registry data. With more than half the period's transactions still missing price information, the raw count of 15 does not by itself indicate whether the month was especially active or quiet; a fuller picture will depend on how many of the pending entries turn out to be priced sales versus non-sale recordings.

TOP SALES

The highest-priced transaction was 17 Elizabeth Lane, Riverview Unit 17, which sold for $583,920 on Sept. 4. Seller Olyn Andrade transferred the unit to Polish National Credit Union. The same day, a second deed was recorded for 7 Raymond Avenue, Harvest Valley Unit 59, which sold for $115,000; seller Linda B. Quigley transferred that unit to Polish National Credit Union as well.

At 65 Plain Street, the property sold for $425,000 on Sept. 9. Sellers Joseph J. Caruso and Barbara Ann Caruso transferred the property to Robert and Rebecca Makas.

At 8 Camelot Lane, the property sold for $249,900 on Sept. 8. Seller Lisa A. Catrett, trustee of the CFT Trust, transferred the property to Westfield Bank.

At 239 Main Street, the property sold for $230,000 on Sept. 8. Seller Patricia A. Calderwood transferred the property to Freedom Credit Union.

NEIGHBORHOOD BREAKDOWN

Two streets had more than one recorded deed in the period. Elizabeth Lane saw two entries for the same Riverview Unit 17: the $583,920 sale to Polish National Credit Union on Sept. 4, and a separate declaration of homestead recorded the same day by seller Olyn Andrade. Westview Terrace (recorded once as "Terr" and once as "Ter") also had two entries on Sept. 8: a transfer from Olivia Marsh and Daniel Poisson to the City of Easthampton, and a declaration of homestead filed by Allison and Philip MacLeod.

By price tier among the seven sales with recorded prices, six fell under $500,000: $30,000 (24 Knipfer Avenue), $30,000 (52 Campbell Drive), $115,000 (7 Raymond Avenue), $230,000 (239 Main Street), $249,900 (8 Camelot Lane) and $425,000 (65 Plain Street). One sale, the Elizabeth Lane condominium unit at $583,920, was the period's only transaction above $500,000.

MARKET NOTES

A notable share of the period's recorded deeds listed banks or credit unions as the grantee, including Freedom Credit Union, Westfield Bank, UMassFive College Federal Credit Union, Polish National Credit Union and Freedom Mortgage Corp. Deeds naming a lender as buyer typically reflect foreclosure-related recordings rather than conventional home purchases. At 24 Knipfer Avenue and 52 Campbell Drive, both recorded Sept. 8 at $30,000 each to credit unions, the low, matching sale prices are consistent with that pattern.

Several entries in the dataset are not conventional sales between unrelated buyers and sellers. These include a trust transfer at 17 Coed Drive, where Lori A. Carey transferred the property to herself as trustee of the Lori A. Carey Revocable Trust; a certificate of compliance recorded for 65 Lovefield Street; and declaration-of-homestead filings tied to the Westview Terrace/Ter and Elizabeth Lane properties already noted above.

No beds, baths or square footage figures are available from the deed data, so no price-per-square-foot comparisons can be made this period. Property types could not be determined from the available records beyond the one identified condominium unit on Elizabeth Lane and another on Raymond Avenue.
