Disclosed Sale Prices in Huntington Range From $14,192 to $50,000

HUNTINGTON -- Eight deeds recorded at the Hampshire County Registry of Deeds between July 10 and Aug. 8 show a wide gap between Huntington's two disclosed home sale prices, while most of the period's recorded transfers carried no listed consideration at all.

MARKET OVERVIEW Eight deed transactions were recorded in Huntington during the period, but only two of them, 25 percent, disclosed a sale price to the registry. Disclosed prices ranged from $14,192 to $50,000, with a median of $32,096 between the two figures. The remaining six recordings, which include estate tax lien releases, homestead declarations and transfers involving financial institutions, did not include a stated consideration, which is common for deed types other than arm's-length sales. With only two of eight transactions reporting a price, the raw count of eight recordings does not by itself indicate whether the period was active or quiet for conventional home sales in town.

TOP SALES The highest-priced recorded transaction was 25 Basket St., which sold for $50,000 on July 17. Sellers Tomaz H. Oliveira and Katelyn M. Jeffers transferred the property to buyer Sandra L. Dunn. Bedroom, bathroom and square footage figures were not available in the deed record. The second disclosed sale was 39 Harlow Clark Rd., which sold for $14,192 on July 22. Seller Peter W. Jasinski transferred the property to buyer Urban Development. No other transaction recorded during the period included a stated sale price, so no additional entries can be ranked among the top sales by price.

NEIGHBORHOOD BREAKDOWN Worthington Road was the only street with more than one recorded transfer in the period. At 200 Worthington Rd., Enterprises LLC transferred the property to Westfield Bank on July 24, price not disclosed. At 218 Worthington Rd., seller Anthony Scuderi recorded a declaration of homestead on July 20, also with no price disclosed. Every other recording was a single transaction on its street: 11 County Rd. and an unaddressed Huntington parcel, both recorded July 27 with seller Bernard P. Gawle and buyer listed as a certificate releasing a Massachusetts estate tax lien; 103 Norwich Lake, recorded July 20 from seller Kenneth W. Hardy, trustee, to a declaration of homestead; 25 Basket St., the period's top disclosed sale, recorded July 17; 39 Harlow Clark Rd., recorded July 22; and 18 Blandford Hill Rd., recorded July 15 from seller Mortgage Electronic Registration Systems Inc. to buyer Benjamin E. Vega. By price tier, both disclosed-price transactions, 25 Basket St. and 39 Harlow Clark Rd., fall under $500,000; the remaining six carry no disclosed tier.

MARKET NOTES Of the eight recorded transactions, only two, 25 Basket St. and 39 Harlow Clark Rd., were transfers between named buyers and sellers with a disclosed sale price. The other six reflect a mix of deed activity rather than conventional purchases: two certificates releasing a Massachusetts estate tax lien tied to the same grantor, Bernard P. Gawle, recorded the same day for two separate addresses; two declarations of homestead, at 218 Worthington Rd. and 103 Norwich Lake; a transfer from Enterprises LLC to Westfield Bank at 200 Worthington Rd.; and a transfer from Mortgage Electronic Registration Systems Inc. to Benjamin E. Vega at 18 Blandford Hill Rd.
