CUMMINGTON -- Nine property deeds were recorded in Cummington between July 10 and Aug. 8, but only three carried a disclosed sale price, ranging from $40,000 to $140,000 with a median of $89,215.

MARKET OVERVIEW Hampshire County Registry of Deeds records show nine transfers recorded in Cummington over the four-week period. Of those, three disclosed a sale price: $40,000, $89,215 and $140,000, producing a median of $89,215. The remaining six transactions, roughly two-thirds of the period's activity, did not include a disclosed consideration amount in the recorded deed. With price data available for only a third of the period's transfers, the raw count of nine recorded deeds does not by itself indicate whether the local market was active or quiet.

TOP SALES The highest-priced disclosed sale was 162 Nash Rd., which sold for $140,000 on July 31. The seller was Elizabeth Anderson; the buyer was CMG Mortgage Inc., also recorded as CMG Home Loans.

19 Beechwood Rd. sold for $89,215 on July 15. The sellers were Corey Delisle and Verna M. Ridel; the buyer was the town of Chesterfield.

77 Shaw Rd. sold for $40,000 on July 17. The seller was Maureen A. Lavigne; the buyer was Florence Bank.

The remaining six recorded transactions, at 50 Stevens Rd., 8 Luther Shaw Rd., 33 Bryant Rd., 200 Stage Rd., 20 Porter Hill Rd. and 47 Main St., did not include a disclosed sale price.

NEIGHBORHOOD BREAKDOWN No two recorded deeds shared the same street name during the period; the nine transactions were spread across nine different roads, including Stevens Road, Nash Road, Luther Shaw Road, Bryant Road, Shaw Road, Stage Road, Beechwood Road, Porter Hill Road and Main Street. Luther Shaw Road and Shaw Road are distinct streets despite the shared name.
